🏡 Central Ohio housing inventory increased by 9.8%. Does that mean buyers are now in control?

Not exactly—but they finally have more choices.
In July, 6,193 homes were available across Central Ohio. That was the highest July inventory in more than a decade.
At the same time:
• The median sale price was up 2.3% from last year
• Closed sales increased by 6.3%
• Homes took an average of 28 days to sell
• Sellers received an average of 97.5% of their original asking price

So, what does this really mean?
Buyers may have more time to compare homes and a little more room to negotiate—especially when a property has been sitting on the market.
Sellers can still do well, but pricing correctly from the beginning matters. Buyers now have more options, and they are less likely to overpay for an overpriced home.

Central Ohio is still a seller’s market, but it is becoming calmer and a little more balanced.
