Central Ohio’s housing market is becoming more balanced this spring. 🏡

According to the latest Columbus REALTORS® MLS data:
• closed sales were down 13.6% compared to last April
• year-to-date sales are down 4.2%
• inventory continues to grow across Central Ohio

What does this mean?
Buyers now have more choices and a little more time to make decisions. Sellers can still do very well, but pricing, preparation, and presentation matter more than ever.
Columbus REALTORS® President Gloria Alonso Cannon shared that buyers are being more thoughtful and intentional in today’s market — a sign of a healthier and more balanced environment.

Columbus Housing Market Update

Based on the latest report from Homes.com, here’s what’s happening in Columbus - compared to the same time last year.

Sales:
Home sales are down 1.8%.
This small change shows the market is not declining - it’s becoming more balanced.

Inventory:
Listings are up 7.7%, back to pre-pandemic levels.
More homes means buyers have more choices.
Homes are taking 13.6% longer to sell.
This gives buyers more time and reduces pressure.

Prices:
Prices are up 4.1%.
Even with more homes available, demand remains strong.
Columbus prices are still 7.8% below the U.S. median.
That’s one reason people continue moving here.

Demand:
Population has grown 4.7% since 2020, helping support the market.

Overall, Columbus is moving toward a more balanced, steady market.

According to a study by LendingTree, winter—especially January—is the cheapest time to buy a home.

Here’s what they found ⬇️
• Americans buy 1.4× more homes in summer than winter
• January had the fewest buyers (only 6.3% of yearly sales)
