Did you know you could pay off your house super fast?
Here's how:
Get a 30-year mortgage, and make one extra principal payment a year.
It turns a 30-year mortgage into a 23 years mortgage
or do a 15-year mortgage, which is a lower rate, a little bit higher payment
And you can pay it off before the kids get out of high school!

Either way, you can own a house and be debt free!

With the market changing, You have to be agile, hands-on into your business, into your projects, and into your goals πŸ’―
I'm helping my contractors and subs get their material a little faster and if I can get a discount, so they aren't scrambling trying to figure out thr colors or vanities I want to use.
I'm doing this especially during the winter.
They can go ahead and not spend extra time at the stores.
Time is money πŸ’°
I want to cut down on time and make a six-month project to a four-month project, making a three-month project into a two-month project.
Overall moving faster, cutting down on a holding costs And making a deal better.

how do they find their first deal?
As you drive around your own neighborhood and see what great opportunities there are.
I think in even expensive metros, there are still deals, because people always going through something in life.
You gotta keep your eyes open.
.
And the best way to start is in your own area and then expand out from there.
Go drive for dollars and go find a deal. πŸ’΅πŸ‘

When I'm reviewing comparables on a property, i research the neighborhood.
Especially if the property is unique or the seller is doing some remodeling work.
Actually drive around and look at the comparable homes, to get a feel for what sold in the area.
From an outside perspective or if I can walk the property, I do it...
In this case, My client was planning to remodel this house and make it look totally beautiful but not have a garage.
And when I looked around at the comps and drove the neighborhood.
Everybody's got a garage!
This neighborhood would value a garage.
So I informed them that we need to change the plans, and add a garage!
A sensible approach to give the people the most common sense answer to help them be successful on their listing and sale.

The process of listing a house and selling, It's not always as easy as it is simple, but here are the details.
Market the property to find a buyer, once we find a buyer, offer the seller a net sheet, the net sheet shows the bottom line of what the seller is going to make on the property per each offer. After that on to our inspection period!
