🏡 The Monthly Minute | Bartholomew County Real Estate
Here’s a quick look at what’s happening in our local housing market, plus two bigger trends I’m watching.
🥉Things About the Local Market
1️⃣ There are currently 253 active homes for sale in Bartholomew County, along with 119 homes under contract.
2️⃣ 100 homes sold during August, about the same as June and July. With 253 homes currently on the market, we have about 2.5 months worth of standing inventory
3️⃣ Homes averaged 37 days on market, up slightly from June and July. As the summer market ends and rates inch higher would could see that number continue to creep up.
🥈Things I’m Watching
📊 The gap between buyers and sellers keeps growing nationally.
According to Redfin, there were 57.9% more home sellers than buyers in the U.S. during August, the largest gap in their records dating back to 2013. There were approximately 1.53 million sellers compared with 972,000 buyers.
That doesn’t mean every local market is a buyer’s market, but it does highlight the shift we’re seeing across much of the country: buyers have more choices and sellers are competing harder for their attention.
For sellers, pricing, condition and presentation matter more than ever.
📈 Mortgage rates are worth watching again.
After spending much of 2026 below 7%, mortgage rates moved back above that level in September. HousingWire reported the average 30-year conforming rate at 7.28% on September 15, up 22 basis points in just two weeks.
Rates remain one of the biggest wild cards for the housing market. Even relatively small movements can have a meaningful impact on a buyer’s monthly payment and desire to purchase.

🎉 Our new office is officially OPEN!
After months of renovations, 1% Lists Indiana Real Estate is fully up and running at 223 Washington St. in downtown Columbus.
As our brokerage has grown, I wanted us to have a true home base where our agents can meet, collaborate and continue building the business, while also giving us a physical presence in the community we serve.
It’s been a fun project to bring the building back to life, and I’m excited to finally have the doors open.
