How do I search for a HUD foreclosure property in my area?

To search for all the HUD properties in a state, click a state on the U.S. map (in the HUD Homes screen) or use the Search Properties area and select a state before clicking the Search button.

You can type in part of a street address, or part of any of the other text fields. You can also search by price range, number of bedrooms or bathrooms, buyer type, or property status. The system will select all properties that contain the letters or numbers that you typed in.

TIP: Less is more. The less you type in, the more homes will display as a result.

Housing Indicators are in for 2019, and it was another great year for Georgia’s housing market! With a strong economy and low mortgage rates, buyer activity has been strong. However, inventory levels are still below historical norms, and prices continue to rise. A few quick facts are listed below – all indicators are year over year for existing single-family homes.

Median Sales Price: 6% increase to $228,000
Pending Sales: 6.7% increase to 145,087
Closed Sales: 4.9% increase to 142,915
New Listings: 6.4% increase to 201,215
Average Sales Price: 4% increase to $272,207
Days on Market: 5% decrease to 55 days
Months Supply of Inventory: 10.8% decrease to 3.3 months

"home values click here"...etc, etc... my question is why would someone want to place their pricing confidences on their home values when selling, or even potentially their biggest investment they might make when buying on the results of computer generated algorithms, zip code averages, and AVM's [Automated Valuation Methods", when you can have your home valuation determined by a Certified Residential Appraiser, and Realtor, who has negotiated contracts and executed sales since for both Buyer's and Seller's since 2005, along with completing thousand of hours of Residential Real Estate Appraisals for some the largest lenders in the United States since 2003. If you want to find out REALLY what the MARKET VALUE is are on home you are thinking about "Selling" or the home you are thinking about "Buying"

FOUR simple things you probably should not do when you decide to place your home on the market.

So you've decided to put your home on the market. Congratulations! Hopefully, you've brought a rockin' REALTOR®
[thosescully's.com] on board to help you list your spot, and together you've done your due diligence on what to ask for. As you start checking things off your to-do list, it's also important to pay mind of what not to do. Below are a handful of things to get you started.

Don't over-improve.
As you ready your home for sale, you may realize you will get a great return on your investment if you make a couple of changes. Updating the appliances or replacing that cracked cabinet in the bathroom are all great ideas. However, it's important not to over-improve, or make improvements that are hyper-specific to your tastes. For example, not everyone wants a pimped out finished basement equipped with a wet bar and lifted stage for their rock and roll buds to jam out on. (Okay, everyone should want that.) What if your buyers are family oriented and want a basement space for their kids to play in? That rock-and-roll room may look to them like a huge project to un-do. Make any needed fixes to your space, but don't go above and beyond—you may lose money doing so.

Don't over-decorate.
Over-decorating is just as bad as over-improving. You may love the look of lace and lavender, but your potential buyer may enter your home and cringe. When prepping for sale, neutralize your decorating scheme so it's more universally palatable.

Don't hang around.
Your agent calls to let you know they will be bringing buyers by this afternoon. Great! You rally your whole family, Fluffy the dog included, to be waiting at the door with fresh baked cookies and big smiles. Right? Wrong. Buyers want to imagine themselves in your space, not be confronted by you in your space. Trust, it's awkward for them to go about judging your home while you stand in the corner smiling like a maniac. Get out of the house, take the kids with you, and if you can't leave for whatever reason, at least go sit in the backyard. (On the other hand, if you're buying a home and not selling, then making it personal is the way to go, especially when writing your offer letter. Pull those heart strings!)

Don't take things personal.
Real estate is a business, but buying and selling homes is very, very emotional. However, when selling your homes, try your very best not to take things personally. When a buyer lowballs you or says they will need to replace your prized 1970s vintage s**g carpet with something “more modern,” try not to raise your hackles.

Always remember to consult a Realtor, for Facts, Trends, Analysis before you decide to Place your home on the Market.

These this month numbers are derived from the Columbus Board of Realtors' and give a very strong indicator that the "Housing Market" is trending in the Right Direction. Please notice the "increases" and especially the "decreases".
 Pending sales increased 10% to 7,250
 Days on the market declined 16.7% to 65
 Median sales price increased 6.3% to $188,000
 Average sales price increased 5.7% to $234,659
 Inventory of homes for sale declined 15.9% to 34,849
 Months supply of inventory declined 23.9% to 3.5.

- Days on Market decreased 5.9% to 64.
- Months Supply of Inventory was down 22.4% to 5.2months.
- New Listings increased 9.4% to 15,293.
