September is flying by and it is already time to talk about the August 2023 Housing Report from Columbus Realtors®!

Trends continue to increase in August with the median sales price rising to $316,995 (up from $315,000 in July). The number of homes sold increased to 2,876 (up from 2,505 in July) and average days on market stayed about the same at 18 average days (July saw 17 average days).

Inventory continues to increase with more beautiful homes on the market! Central Ohio is up to 1.5 months of inventory (up from 1.3 in July) - a balanced market of buyers and sellers would still need to see five to seven months of supply.

Central Ohio continues to THRIVE! Realtor.com announced in August that Gahanna ranked number 1 among America's hottest ZIP codes!!

Last week the Central Ohio Housing Report for July 2023 was released and Central Ohio saw a slight decrease in Median Sales Price and Closed Sales with a slight increase in inventory.

Columbus Realtors® reports inventory is up to 1.3 months of supply, with a balanced market of buyers and sellers being five to seven months of supply.
Median sales price was down slightly to $315,000 compared to last month at $322,205. The number of closed sales decreased from 2,840 in June to 2,505 in July. The average days on market also decreased from 20 days in June to 17 days in July.

For the first time in Central Ohio history, sales prices exceeded list prices last month as buyers were paying more for a home than it was listed for sale. The limited supply of homes assisted to increase the average sales price up 10.4% versus July 2019 and up 6% YTD. Check out all the numbers below.
