Pre-approval isn’t a formality. It tells you exactly what you can borrow, shows sellers you’re a serious buyer, and keeps you from falling in love with a home that’s outside your range. In a competitive market, an offer without a pre-approval letter often doesn’t even get considered.

Week one: a little activity, mostly curiosity. Week two: things slow down. Week three: agents start asking each other why it’s still sitting. Week four: you reduce the price, and now buyers assume something is wrong with it even if nothing is.

I just found a Zestimate that was $83,000 off from what the home actually sold for.

EIGHTY. THREE. THOUSAND.

I’m Simon. I’ve been on this planet for thirteen months, and I already know more about home valuations than whatever algorithm generated that number.

Zillow’s Zestimate is built from public records and neighborhood data. It has never been inside your house. It doesn’t know about your kitchen renovation, your new roof, or the fact that the house down the street sat for 90 days because of a septic issue. A real comparative market analysis does.

Most people think a home inspection is a pass/fail test.

It’s not. And that misunderstanding costs buyers every single time.

I’m Chip, and this is the stuff I live for. Every inspection report has issues. Every single one. The question isn’t whether issues exist – it’s which ones matter, which ones are negotiating points, and which ones mean you walk away.

A cracked outlet cover: cosmetic, ignore it. An HVAC that’s 22 years old: that’s a negotiating point. A foundation issue with active water intrusion: that’s a conversation about whether you want this house at all.

Knowing the difference before you’re sitting at a table with an offer on the line is how you protect yourself.

I’m Simon. I’m only 1, but I’ve already figured out that Zillow is lying to you, and I want to talk about it.
