I saw a house listed for $68,000, right in the target price for an investor client. After looking into it, I found out it was purchased by a "we pay cash for houses" company for $30,000 one month earlier - one way to get around wholesaling law. If the original seller had used a Realtor, they could have listed the house for that amount and not lost out on the additional $38,000. Make sure to fully vet all of your options before selling your home. A Realtor may get you the most money.
