Here's what this data does not reflect: price reductions.

Houses that sell, predictably sell for very close to the asking price. But that asking price might be reduced multiple times before it sells.

Every house that sells goes through three phases: 1. Agent excitement 2. Showings in large numbers 3. In the top 3 houses buyers are looking at. The faster a property moves through the phases, the better chance the seller has of maximizing their profit.

More buyers are going to jump back into the housing market this year. A recent survey shows that 15% of people plan to buy, and over half of them have already started looking at homes online.

Add the inventory shortage to the equation and it's easy to see why selling is a no-brainer if you've been considering it.

With more homes for sale and buyers being more selective, the details matter. And if you price your house too high, you try to gloss over or ignore necessary repairs, or if you’re not willing to compromise, buyers will notice. And ultimately, it’ll turn them away.

Unpopular opinion: if your house is priced too high, it's not selling.

If you're in Columbus, Ohio, then you might remember fairly recent market conditions in which houses were fetching tens of thousands over asking.

Those days have since passed.

Between current inventory and mortgage rates we're in a close-to-neutral housing market. Your house needs to be priced to compel buyers to make an offer.

The more offers you get, the more likely an above-asking price will be presented.
