Here’s a seller tip no one really wants to hear… you might be nose-blind to your own house. 😂👃🏡 When we live somewhere every day, our brains get used to the normal smells around us. But when a buyer walks through the door for the first time? They notice them immediately.

Before showings, do a quick smell check:
🐾 Wash pet bedding and address litter boxes
🗑️ Empty trash cans
🍳 Air out lingering cooking odors
🧺 Wash musty towels, blankets, and fabrics
🚿 Check bathrooms, sinks, and drains
🛋️ Freshen rugs and upholstery as needed
🌬️ Let in some fresh air when the weather allows

And resist the urge to cover everything up with tons of candles, sprays, or plug-ins. A home that simply smells clean and fresh is usually the goal. ✨

That’s the idea behind mortgage discount points. You pay an upfront fee at closing in exchange for a lower mortgage interest rate. But paying for points isn’t automatically the best choice for every buyer.

One of the biggest things to consider is your break-even point: how long will it take for your monthly savings to equal what you paid upfront? If you plan to sell or refinance before reaching that point, the math may look very different.

Before buying points, ask your lender to show you the cost, monthly savings, and break-even timeline so you can compare your options.
