Every buyer waiting on the sidelines is about to meet fifty other buyers with the same plan.

Rates dropping brings competition roaring back, and competition is what actually drives prices up. The math people don't run: a slightly lower rate later often gets erased by a higher purchase price from the bidding war that comes with it.

You can renegotiate a rate later. You can't undo the bidding war you helped create by waiting. Refinancing is always on the table. Buying the same house for less money, without ten other offers on it, usually isn't.

Not every loan program gets talked about equally, and it's not always by accident.

Some options are less familiar, so they quietly get skipped in favor of the ones everyone already knows how to explain. It's easier for a lender to walk you through the loan they pitch fifty times a week than the one they'd have to slow down and educate you on.

It's worth asking your lender directly what you haven't been told about yet. The right program can change your down payment, your rate, even whether you qualify at all, and you'll never know unless you ask the question first.

🎓 STUDENT LOANS
Stay on top of your payments and work toward reducing your balances when it makes financial sense. Your debt payments can affect how much home you qualify to purchase!

Reducing monthly debt obligations may improve your debt-to-income ratio, which is something mortgage lenders look at when approving a home loan.

💰 BUILD AN EMERGENCY FUND!

A house that's been sitting isn't cursed. It's usually just misread.

Buyers clock days on market before they clock your countertops. A high number next to your listing does something psychological before anyone even opens the photos, it makes them assume something's wrong, even when nothing is.

The fix is rarely "wait for spring." It's an honest look at price, photos, or marketing this week, because the longer it sits, the more that number works against you instead of for you.

Three deals died on me, back to back, the same month.

Financing fell through on one. An appraisal came in low on another. The third just... fell apart, for reasons that still don't fully make sense. I remember sitting in my car after the third call, seriously wondering if I was cut out for this.

Here's the part that actually matters to you: a lot of agents quit right there. They stop pushing at the first sign of trouble, and the deal dies with them. The ones who stick around learn something the easy deals never teach, how to catch a problem before it kills the sale, how to keep a buyer or seller calm when the numbers get shaky, how to find the fix instead of just delivering the bad news.

If your deal ever hits a rough patch, you want the agent who's already lived through this, not one finding out for the first time on your transaction.

🎃🍿 SCARY MOVIE SEASON IS HERE! 🍿👻

There are scary movies… and then there are the movies that mess you up for LIFE. 😂

For me, that movie is “When a Stranger Calls Back.” 😱☎️

NOPE. NOPE. NOPE.
If you’ve seen it, you know exactly what I’m talking about. That movie scared the living daylights out of me! And apparently I thought October was a good time to revisit that trauma. 🤣

Moe and I decided to settle in with our scary PJs, grab some popcorn and watch a little Halloween horror.

Judging by our faces, this was a TERRIBLE decision. 😂🐾🍿
I’m pretty sure Moe’s thinking:
“Annette… we could have watched Hocus Pocus. WHY ARE WE DOING THIS?!” 😂

I love October movie nights, though — lights off, blanket on, popcorn ready and then immediately regretting every noise you hear in the house afterward. 👀
