🍃As we approach the busy spring homebuying season, homebuyers are still likely to face an uphill battle, but it shouldn’t feel anything like 2021.

🏡Home values skyrocketed by nearly 20% at many points in 2021. While housing prices aren’t expected to drop in 2022, the increasing rate of prices should slow down. Many experts believe home values will increase at roughly half the rate (single-digit increases) we saw during the peak of 2021.

🔎Buyers may still face bidding wars, but they aren’t likely to be as intense or as frequent. That means sellers may not be as selective when choosing between offers. In 2021, all-cash offers and conventional loan offers with appraisal contingencies waived were often needed to win the bid.

We know the real estate world can be a confusing and overwhelming place because of all the terms, which is why we’re here to make it less intimidating with vocab lessons! 📚⁠

So today we’re going over the term quick close. refers to a closing day that’s scheduled soon into the future after a bid is accepted (30 days or fewer). This means less time to get a mortgage approved, less time for inspections, and less time to prep a final settlement.⁠

The benefit? Sellers sell their home faster, buyers get to move in sooner, and it streamlines the entire home-purchasing process.⁠

Specifically, these three wood features have been popping up everywhere in the interior design world for a sort of mid-century modern look! Those are…

🔸 Fluted – a design with grooves or “flutes”.

🔸 Reeded – this is very similar to fluted wood, but features ridges rather than grooves.

🔸 Slatted – just as it sounds, these are slats! You can think of them as columns.
