Here it is. 👀

Our hypothetical 1,100 sq. ft., 2-bedroom, 2-bath rental now has the furniture and functional essentials needed to sleep four and seat six.

The living room is coordinated, comfortable and fully usable.

The dining room seats six.

Both bedrooms have the furniture and basics needed for a guest stay.

It’s furnished. It’s functional. And there’s absolutely nothing wrong with it.

But remember the rule of this experiment?

We still haven’t styled a thing.

No rugs. No artwork. No decorative pillows or throws. No plants or accessories.

What you’re seeing is the functional foundation.

Now we get to see what happens when we take this same furnished space and make it guest-ready.

Our hypothetical 2-bedroom rental is officially furnished and functional.

The furniture is in.

The beds are made.

The kitchen and bathrooms have the essentials.

But we haven’t styled a thing.

Because furnished and guest-ready aren’t the same thing.

Furnished gives guests what they need to use the space.

Guest-ready considers how the entire space comes together and how it feels to the person staying there.

And now it’s time to actually see the difference.

So, how long does it actually take to furnish that 2-bedroom apartment?

So far, our hypothetical 1,100 sq. ft., 2-bedroom, 2-bath rental has required:

About $9,100 in furnishings and functional essentials.
50+ product selections.
300+ individual items.

But choosing and ordering everything is only part of the process.

There are a lot of moving pieces when furnishing an empty apartment.

Planning what each room needs. Sourcing and comparing products. Placing and tracking orders. Receiving and inspecting deliveries. Unboxing. Preparing linens. Organizing the kitchen. Setting up bedrooms and bathrooms. And making sure everything is actually ready to use.

For this apartment, I calculated approximately 36.5 hours of active, hands-on work.

That’s nearly a full workweek.

And that assumes everything goes smoothly. No damaged items. No returns. No backorders. No missing pieces. No wrong sizes.

Those 36.5 hours also don’t include shipping time, delivery windows or other passive waiting time.

From the first planning session to a completely furnished apartment, the process would realistically stretch across approximately 3 to 4 weeks.

That’s the part that’s easy to underestimate.

Furnishing a rental is a project.

And after all of that?

We still haven’t styled a thing.

What does it actually take to furnish a 2-bedroom rental?

Not design it.
Not style it.
Just furnish it.

I decided to work through a hypothetical 1,100 sq. ft., 2-bedroom, 2-bath furnished rental to find out.

The property sleeps 4, with living and dining spaces that accommodate 6 wherever practical.

The goal is simple: reasonably durable furniture and everything needed to make the property completely furnished and functional.

But no styling.

No rugs, artwork, decorative pillows, throws, plants or accessories.

I'm tracking the merchandise, tax, delivery and assembly, product selections, individual items, time and logistics from empty to furnished.

And I'll share the numbers as we go.

So, what does it actually cost to furnish that 2-bedroom rental?

Last week, I asked what you would budget.

Here’s where my hypothetical apartment landed:

About $9,100 in furnishings and functional essentials.

That covered the furniture, mattresses, bedding, towels, kitchenware, bathroom essentials and the other basics needed to make a 2-bedroom, 2-bath rental functional for four guests.

And getting there took more than I think most people realize:

50+ product selections.
300+ individual items.

A sofa and two beds are easy to remember.

The mattress protectors, hangers, shower liners, can opener, luggage racks, w**e glasses, trash cans and everything else?

Those add up quickly.

And there’s an important part of this experiment:

We still haven't styled a thing.

No rugs. No artwork. No decorative pillows, throws, plants or accessories.

And the $9,100 doesn't include delivery and assembly of the large furniture. I'm tracking that separately as part of the logistics.

I went to Iceland to see the Northern Lights.

The hotel was beautiful, but I didn’t take a single photo of it.

What I remember is something else.

The warmth of the space after being out in the cold.
The soft lighting.
The simplicity.
The way everything felt calm and grounded.

As the porter showed me the room, he pointed out the small window and shared a Nordic tradition - leaving it slightly open at night to let in the crisp air for better sleep.

I decided to open it.
