SELLERS.. I get it.

You don't want to give your home away. You don't want to leave money on the table. You want room to negotiate.

And yes.. it is scary to list at or near the price your neighbors sold for especially if "you" think or know that your home is nicer.

But.. the buyers see the data. They see what your neighbors sold for. They see what you paid last year. You do not get to make up a price, the market decides it.

I know if feels like your neighbors "gave their home away." Whether you like it or not, they just set a new standard for your neighborhood.

I also get why the agent who says, "I can get you more," sounds SOOO appealing. But ask the hard question, where did you get that number from?

Is it backed by data.. or is it just the price needed to WIN your listing?

Sometimes, testing the market higher makes sense. If you are not getting showings, it is not the description, it is not the cover photo, it is not the marketing algorithm.

Before you get mad at your agent, especially if they can prove they are marketing your home and paying to market your home, understand this...

It may not be the agent. It may be the price.
