Denver Market Update 📍 : Strategy Beats Guessing

The Denver market is not broken.

It is just not handing out easy wins.

That is an important difference.

After one of the slowest weeks of the year, activity picked up slightly, but we are still nowhere near the pace we typically see in the spring market. Buyers are still out there, but they are more selective. Sellers are still listing, but the homes getting attention are the ones positioned correctly from the beginning.

Inventory is sitting slightly below where it was this time last year, while pending sales are still noticeably lower. Translation: buyers have not disappeared, but they are not rushing either.

That creates a market where sellers need to be honest, strategic, and willing to adjust quickly.

For sellers, three numbers matter right now:

How many showings are you getting each week?

How many showings does it typically take for homes like yours to go under contract?

How long are similar homes sitting before they sell?

Those numbers tell a story.

If a home is not getting showings, the market is saying something.

If it is getting showings but no offers, the market is also saying something.

If it has passed the typical days on market for the area, it may be time to stop hoping and start adjusting.

In today’s market, sellers usually have three realistic options:

1. Make a meaningful price adjustment.

Not a tiny “let’s see what happens” reduction. Buyers can smell that from three zip codes away. If the goal is to create new interest, the adjustment needs to matter.

2. Pause and reconsider timing.

For some sellers, pulling back and relisting closer to the early spring market may be the smarter move, especially if they are not under pressure to sell immediately.

3. Stay put for now.

If the seller cannot or will not price the home where the market is responding, waiting may be better than sitting active for months and slowly losing leverage.

The biggest mistake sellers can make right now is entering the market with spring expectations in a late-summer market.

Some homes are still moving quickly. In July, a solid share of detached homes went under contract during their first weekend, and some condos and townhomes moved within the first week. So yes, buyers are still acting.

But they are acting on homes that make sense.

The longer a home sits, the more negotiation enters the room. Price reductions, seller concessions, and buyer credits are no longer rare. They are part of the conversation.

For buyers, this market has created opportunities we have not seen in years.

Seller concessions may help with closing costs, permanent rate buydowns, prepaid expenses, or other affordability tools. In many cases, the smartest buyer is not just negotiating the price. They are negotiating the monthly payment.

That is where strategy matters.

SUMMER IS FADING. BUYER URGENCY IS TOO.

Metro Denver has officially entered the second half of the 2026 selling season, and the market is becoming more selective by the week.

There is still activity. Buyers are still moving. Homes are still selling.

But buyers are comparing more carefully, negotiating with greater confidence, and taking fewer chances on homes that feel overpriced, underprepared, or poorly positioned.

The newest appreciation data reinforces something we say constantly at R Squared Realty Experts:

There is no single “Denver market.”

Performance can change dramatically by ZIP code, property type, price range, condition, and even neighborhood.

Detached single family homes and condos or townhomes should not be analyzed as one blended market. Separating the data gives homeowners and buyers a much clearer picture of what is actually happening around them.

Some luxury communities, including Cherry Hills Village and Greenwood Village, continue to show strong appreciation. Other areas that led the market during the frenzy of recent years are beginning to normalize.

That is not a crash. It is a market moving at a more measured pace.

Affordability remains the biggest pressure point. Higher monthly payments are limiting how quickly prices can rise, while many current homeowners remain reluctant to give up the low mortgage rates they already have.

Some buyers wait for the perfect home to hit the market.
