Some people only want real estate agents who dress up and wear heels. If that’s the case I may not be your girl. I’m wearing rain boots to check out properties and winter gear to see the exterior in the cold months. Some houses have true Michigan dirt basements we need to explore. A HUGE congrats to my buyers who closed on this home over the holiday weekend! There was so much going on with the storms and some last minute lender setbacks, but the patience and having some card games stashed in my car for the kids paid off! 😅

Something you want on your side in a real estate agent is updated knowledge. Two things I learned this year for VA loans are:

1. Mandated pest inspections for MI are no longer required unless the appraiser sees evidence where it is deemed necessary. That saves money and time on VA loan deals.

2. VA loans no longer require peeling paint to be removed and repainted in homes built after 1978 (the year lead was removed from paint).

I just had an appraiser flag an exterior deck for peeling paint on a house built in 2001. This would mean that all of the paint needed to be removed and repainted before we could move forward on the VA loan. Together with the loan officer, who thanked me for this new knowledge, we were able to get the repair condition removed so that everyone saves money and time.
