Planning to sell your Michigan home?

That beautiful finished basement, new deck, or remodeled bathroom could raise questions if the permit history is unclear.

Here's what I recommend BEFORE listing:

✅ Gather contractor receipts and renovation records.
✅ Check your municipality's permit records.
✅ Ask questions about missing approvals.
✅ Address known issues and complete disclosures accurately.

A missing permit record doesn't automatically mean the work was illegal. But finding answers early can help prevent last-minute surprises!

🏡 10 THINGS TO DO BEFORE MOVING INTO YOUR NEW HOME!

Got your keys? Congratulations! 🔑 But before you settle in, don't forget these important tasks!

✅ 1. File your Michigan property tax paperwork! Submit your Property Transfer Affidavit and apply for the Principal Residence Exemption (Homestead) if eligible.

✅ 2. Update your homeowners insurance! Make sure your new home is covered and cancel your previous policy when coverage is no longer needed.

✅ 3. Transfer utilities! Electricity, gas, water, sewer, internet, and trash collection.

✅ 4. Change your address! USPS, driver's license, banks, employer, and subscriptions.

✅ 5. Change the locks! Rekey doors, reset garage codes, and update smart-home access.

✅ 6. Schedule a deep cleaning! Much easier before furniture arrives!

✅ 7. Check safety equipment! Test smoke and carbon monoxide detectors and locate water and gas shutoffs.

✅ 8. Hire your service providers! Landscapers, lawn maintenance, snow removal, or pest control if needed.

✅ 9. Schedule home maintenance! Change HVAC filters and address important repairs before moving in.

✅ 10. Organize your closing documents! Keep your deed, title insurance policy, warranties, and inspection reports accessible.

💡 BONUS: If you're leaving another Michigan home, check whether you need to rescind its Homestead exemption!

Thirty minutes isn’t a universal commute limit—but it’s a smart checkpoint. Livingston County’s average trip to work is about 31 minutes, so test the route at your actual morning and evening travel times.

Try a backup route, include parking or school drop-off, and remember: a sunny-day estimate doesn’t show you the full Michigan commute.

The right home should fit your real weekly life—not just look close on a map.

Loved seeing a movie inspired by Filipino culture and folklore! There were so many funny inside jokes and cultural references that had us laughing! 😂

It's always fun seeing familiar traditions and humor brought to life on the big screen. And you definitely don't have to be Filipino to enjoy the movie!

🏡 6 WAYS TO LOWER YOUR MORTGAGE PAYMENT!

Buying a home? Don't just focus on the purchase price! Here are 6 ways to potentially lower your monthly housing costs. 💰

1️⃣ Buy in a lower property tax area. Property taxes can make a BIG difference in your monthly payment.

2️⃣ Improve your credit score. Better credit may qualify you for a lower mortgage interest rate.

3️⃣ Consider a mortgage rate buydown. Paying discount points upfront can permanently lower your interest rate. Temporary buydowns may also reduce your initial payments.

4️⃣ Make a larger down payment. Borrow less and potentially eliminate private mortgage insurance (PMI).

At the Brighton Optimist Club, we love giving back to our community, but we also know how to have a good time! 😄
Our monthly get-together took us to Witch’s Hat, where we enjoyed great food, plenty of laughs, and wonderful company! From their variety of burgers and mac & cheese to their amazing selection of sweet b**rs, there was something for everyone!

But the BEST part? Spending time with friends who share the same passion for helping others and making a difference in our community. ❤️

Here's something buyers and sellers should know!

In Southeast Michigan, most standard purchase agreements include curtains, blinds, and window treatments as part of the home sale.

So while there isn't a blanket Michigan law requiring sellers to leave their curtains, once they're included in a signed purchase agreement, it becomes a legally binding contractual obligation! 📑

✅ Sellers: Want to keep your favorite curtains or window treatments? Make sure they're specifically excluded in writing and agreed upon by the buyer.

✅ Buyers: Always review what's included and excluded before signing!

✅ Remember: Contracts and practices vary by state, so never assume!

💡 Bottom line: It's not just common practice when it's written into your contract!
