Here's what buyers should understand:

🏡 At closing, it's generally credited toward your purchase costs.

🏡 Whether you get it back if the transaction doesn't close depends on the contract terms and circumstances.

"We have an accepted offer, so the appraisal should match the price, right?"

Not necessarily!

An appraisal is an independent opinion of a property's value, and sometimes that number comes in differently from the agreed-upon purchase price.

That doesn't automatically mean the deal is over.

Depending on the contract and financing, buyers and sellers may have options to consider, including renegotiating, requesting a reconsideration of value when supported, or addressing the difference another way.
