Mold
As an appraiser, I can't say that word in a report. I must call it "organic growth" but we all know what that is. There are a lot of misconceptions about mold, remediation protocol, and the symptoms that display when you are exposed to the mycotoxins in a moldy environment. From a value standpoint, mold can be disastrous to transactions, and insurance will probably not touch it. If you have mold or even a house with any kind of flood, leak, or humidity issues, it is best to prioritize fixing the problem ASAP.

2021 and 2022 saw the lowest mortgage rates of our time, but has the largest proportion of delinquency. How could this be? Could historically high prices, increased taxes, increased insurance premiums, large portions of buyers who bought sight unseen, bidding wars be factors?
