I spent this afternoon at UNC Charlotte's quarterly economic forum. Today's forum was special because it also honored John Connaughton, who served as director of the UNC Charlotte North Carolina Economic Forecast for over 40 years! Dr. Connaughton was considered the gold standard for economic research and shared his immense knowledge with faculty, students, and media alike.

A few highlights from today:
Dean Richard Buttimer greeted alumni and shared details about the new Master's in Entrepreneurship.

The panel shared:
The NC economy is driven not only by spending on AI (data centers), but also by aerospace, re-shoring industries, and defense manufacturing.

Felt that Charlotte truly became a known quantity on the national and global stage by how we advanced during and after COVID.

Currently, we have a pipeline of over 6,000,000 SF of space needs from companies looking for facilities. 43% of that is in the uptown/southend area.

The central business district is morphing into the Central Activity Center

8 states added significant jobs in 2025; NC and SC are two of them

Charlotte led the country in numeric population increase, and the Charlotte region led the country in domestic migration.

Spent the morning with my CCIM colleagues in Asheville for our state conference.

Not only did we celebrate Andre Collins as the new head of our state chapter, but we also heard from Christopher Chung(head of NC EDC) and from the Federal Reserve’s Richmond office.

A few notable notes:

First CCIM in NC? Smokey Bissell in 1971

Mr Bissell also holds the record for the largest real estate transaction in NC with the $1.2 Billion dollar sale of Ballantyne.

Of the current recruitment pipeline for NC - 47% are firms headquartered outside of the US.

Top countries - China, Japan, India, Germany, Italy, UK

Inflation is running well above the desired 2% threshold.

Consumer spending and AI investment are driving the economy.

Personal debt and delinquencies are not alarming at the moment. However, consumer spending seems to be coming at the expense of savings.
