What a whirlwind! This beautiful property had two packed open houses with individual showings Sunday. Monday they had offers in hand and the negotiations began. By Tuesday night they were under contract! Then it was off to the races on getting all of their transaction items started and I realized my post never was assigned a time to go live. 😅 Whoops.

Anyone that knows me knows I absolutely ADORE animals. 🐶🐱💚

I am 1000% the person stopping to pet your dog during a showing.
BUT… when it comes to selling a home, pets can sometimes become a major obstacle for buyers — even for buyers who love animals themselves.

Why? Because buyers don’t just see the pet. They notice:
🐾 Odors
🐾 Fur everywhere
🐾 Scratched floors or doors
🐾 Damaged trim or carpets
🐾 Litter boxes or puppy pads
🐾 Overcrowded spaces with pet supplies

One of the cheapest things a seller can do to increase buyer appeal — and often their sale price is CLEAN. 🧼✨ And I don’t mean a quick pickup before showings. I mean DEEP clean.

Buyers absolutely connect cleanliness with value. Whether it’s conscious or subconscious, a sparkling clean home tells buyers:
✔️ This home has been cared for
✔️ The property has likely been maintained well
✔️ There are fewer hidden problems
✔️ The home feels move-in ready

Meanwhile, dirty homes create doubt. Even when the actual condition is good, buyers start wondering:
❌ “What else wasn’t maintained?”
❌ “Will this house become a project?”
❌ “How much work will I need to do immediately?”

And here’s the reality: buyers emotionally react to homes before they logically evaluate them. A clean home photographs better, shows better, smells better, feels brighter, and creates an emotional response that can directly impact offers and perceived value.

One of the most important things a real estate agent can bring to a transaction is PRESENCE. Not just unlocking doors. Not just sending paperwork. Actually being engaged, involved, available, and actively managing the moving parts from contract to closing. 🏡

I am extremely hands-on with my clients because that’s what good representation requires. Real estate transactions are full of deadlines, negotiations, inspections, financing hurdles, title issues, appraisal surprises, emotional moments, and behind-the-scenes “dumpster fires” most clients never even know happened. 🔥

Your agent is supposed to provide:
✔️ Guidance
✔️ Expertise
✔️ Oversight
✔️ Advocacy
✔️ Protection

And they cannot do that effectively if they are absent from the process. It is WILD to me how many times I don't see the other agent. How many times their client could get steam rolled by the other side if I didn't act with integrity towards all. They are left unguided, unprotected and often leaving all their cards on the table if their agent is around. And that is just simply NOT how it should be and certainly not something I think you would believe is worth paying for.

A great agent doesn’t disappear once the contract is signed. That’s actually when the real work begins. I attend inspections. I communicate constantly. I follow up with lenders, appraisers, title companies, contractors and other agents. I troubleshoot problems before they become crises. I keep my clients informed and protected every step of the way.

Because buying or selling a home is too important to hand off to someone who isn’t truly present.Your transaction deservesmore than a sign in the yard and an automated email. It deserves active representation from someone who is fully invested in the outcome. 💚
