Single-family home construction is moving in the wrong direction, according to a report released this week by the NH Department of Business and Economic Affairs.

Since 2020, permits are down 20% — while median sales price is up 60% during the same period. Supply is not keeping up with demand, driving prices higher. NHAR advocates to remove unnecessary and unreasonable municipal zoning barriers to housing construction.

Fewer homes = higher costs and less affordability.

Americans priced out of the housing market can now speculate on home values without buying a property.

Polymarket has launched new markets that allow users to bet on future home prices, settling against price indices from housing data firm Parcl. The markets, which debuted Monday, cover median home values in the U.S. and several major metro areas through Feb. 1.

The median price of a NH home rose 3.9% in 2025 to $535,000 — still outpacing inflation, but marking the slowest price growth in a decade.

Price trends weren’t uniform across the state:
• Coös & Sullivan Counties saw slight declines
• Grafton County jumped 7%
• Carroll & Merrimack Counties rose 6.3%
• Rockingham County remains the most expensive, with a median price of $670,000

To afford a Rockingham County home at that price, a household would need roughly $180,000 in annual income, assuming about 10% down.

The takeaway: Inventory remains tight, and limited supply continues to put upward pressure on prices.

STARTING ON A HIGH NOTE: Homebuyers can usher in 2026 with a little relief as mortgage rates fell to the lowest level of 2025 in a final report of the year.

The average rate on the benchmark 30-year fixed mortgage decreased to 6.15%, from last week's reading of 6.18%, in Freddie Mac's latest Primary Mortgage Market Survey.

Today, the typical New Hampshire household earns only 58% of what’s needed to purchase the median-priced home in the state — down from 130% just five years ago.

The good news? 2025 was the first year since 2019 that NHAR’s Affordability Index did not decline.

According to the National Association of REALTORS®, New Hampshire's single family median sales price rose 75% from 2020 through the 2nd Quarter of 2025, the largest state increase except that of Maine's which rose 80%. Louisiana saw the smallest increase at 47%. The report was presented at the NAR NXT Conference last week.

According to the New Hampshire Association of Realtors, the median price of a single-family home increased 4.5% from October 2024, bringing the median in the Granite State to just under $528,000.
