I get asked two questions quite often: What is the market like right now?"

And "What are the interest rates doing?"

BUT what you're really asking is: If I buy a home tomorrow, how much would my mortgage payment be?

You secretly just want to know if you could afford to buy a home in today's market conditions. And I get it—even if you aren't quite ready to buy, we all want to know if we could!

So, let me break it down for you quickly. Right now, the average price for a 3-bedroom/2-bath home in Concord is about $412,000, and as I write this post, interest rates are hovering around 6.45%, which means an average mortgage payment will land you at approximately $2,650 a month*.

Always here to answer the questions you might be afraid to ask!

I firmly believe that buying a house at a young age is one of the absolute best things you can do. Will owning a house make you “rich?” Of course not. But it lays a financial foundation where every month you’re building equity in SOMETHING. This is not insignificant.

Making progress towards a goal is addicting (in a good way), and it eventually shows up in other areas of your life. The younger you learn this, the better.

More important than the money itself is the mindset this habit unlocks.

Every goal in life worth pursuing is going to take a long time….and it’s going to require ongoing consistency more than temporary intensity. Too many people are trying to get rich quick when they should be focused on getting rich slowly.

In any endeavor, the price of success is usually just doing the same boring things over and over again….that most people aren’t willing to do. This is what creates results in the gym, in business, and ultimately in life.

This is why cultivating the emotional discipline to pay a monthly mortgage is one of the best things you can do for yourself.

It’s more than a mortgage, it’s about the type of person it helps you to become.

Guys, I am looking so hard, I had to put my shades on. 😎 I’m trying to find properties for 5 buyers here in the Concord and Kannapolis area. Here’s what they’re looking for:

1. Buyer looking to downsize and wants to be close to downtown Kannapolis. 3 beds, 2 baths, primary on the main, wants a garage, under $350,000

2. Investors looking for small businesses 30 miles from Charlotte. They have even bought as far out as Lexington. Prefer if the business has a tenant already in place, $200,000 to $800,000

3. First-time home buyers looking 20-30 minutes from Manufacturers Blvd - 3 beds, 2 baths, min. 1300 sq feet, at least .25 acres, would like a 1-car garage, or carport if possible, under $300,000

4. Investors looking for single-family homes with purchase prices up to $1.5 million but preferred under $500,000; distressed properties or properties needing repair, sellers looking for a quick close, metro or suburban areas only, no rural areas; looking all over Charlotte and surrounding areas.

5. Buyers looking for a home in Concord with an inground pool, 3 beds, 2 baths, min. sqft 2,000+, 2-car garage budget, $650,00-$700,000

If you know anyone who is looking to sell a home like one of these, all of these buyers are pre-qualified and excited to find a new home in the Concord and Kannapolis area! Let me know if you know of any.

Congrats to my friend John, who closed on this beautiful brand-new home. John was my spin instructor at the YMCA, and he used to kick my butt. I was happy to help find him a home. He was on the lookout for a 3-bedroom/2-bath home in Kannapolis, China Grove, and Concord, close to activities and restaurants, and he also wanted to be close to his grown children and grandchildren.

It was like this was just meant to be …the very first time I took him out, we visited the new subdivision, Bakers Creek in Kannapolis, and we both loved all that it had to offer.

We viewed a few other homes that day, but they all needed work or just were not the right fit. We went back to Bakers Creek, and they had homes that they wanted to sell by the end of the month. That night we were under contract!

We did have a few bumps in the road, but we overcame them all! I'm happy to say John is the happy new owner of this gorgeous home. And he's still one of the best spin instructors around!

My new signs finally came in. What do you guys think?

So many people are THINKING of selling right now, I figured I'd make a sign just for them.

Every house is for sale for the right price. ;)

Ever wonder why Easter moves every year?

Unlike holidays fixed to a calendar date, Easter is connected to something much older… the timing of Passover.

The timing is rooted in Scripture. In the Bible, Jesus’ crucifixion and resurrection took place during Passover, a Jewish festival established by God and observed according to a lunar calendar. Because of this, early Christians connected the celebration of the resurrection to that same season.

Here’s where it gets fascinating...

Easter is now observed on the first Sunday after the first full moon following the spring equinox, a method developed by the early church to keep the celebration aligned with the time of Passover.

That means it can fall anywhere between late March and late April.
It’s not random. It reflects something deeper… God’s perfect timing.

From the beginning, God appointed specific times and seasons for His people. The events of Jesus’ death and resurrection did not happen by chance, but in fulfillment of Scripture and during Passover, a feast already rich with meaning pointing to redemption.

So each year, Easter arrives right on time… according to His timing, not ours.
A reminder that what God sets in motion, He brings to fulfillment exactly as planned.
