My family often asks what do I do.

I explain to them I train. I speak at conferences. I get to work with some amazing people that understand what we do today will affect someone’s tomorrow. This week National Council of State Housing Agencies (NCSHA) brought us together and I’m so lucky to be apart of this great group of fine folks. I can’t wait till we see each other again.

HUD has officially released the FY 2026 Income Limits for Community Planning and Development (CPD) programs, effective June 1, 2026!

Programs impacted include:

• Community Development Block Grant (CDBG)
• CDBG Disaster Recovery (CDBG-DR)
• Emergency Solutions Grants (ESG)
• HOME Investment Partnerships Program (HOME)
• Housing Opportunities for Persons With AIDS (HOPWA)
• Housing Trust Fund (HTF)
• Neighborhood Stabilization Program (NSP)
• Self-Help Homeownership Opportunity Program (SHOP)

In addition, FY 2026 HOME & HTF rent limits are now available and will also take effect June 1, 2026.

Be sure to review the updated income and rent limits today to stay compliant and prepared for the upcoming program year!

And they're out! HUD published the income limits effective 05/01/2026.

HUD's income limits can be found at https://www.huduser.gov/portal/datasets/il.html.

LIHTC income limits can be found at https://www.huduser.gov/portal/datasets/mtsp.html. Remember for LIHTC properties, the income limits are effective the day they are published but must be implemented within 45 days.
