Before you buy land… watch this 👇
I had someone call me and say, “I found 5 acres for $40,000… is it too good to be true?”
So we looked it up.
It was in a major flood zone.
That means higher insurance, more restrictions, and potentially a lot more money out of pocket than you expected.
Here’s the reality when buying land:
Not everything is disclosed the way you might think. It’s your responsibility to do the research before you purchase.
Things you need to check:
- Flood zone status (FEMA)
- Utilities available (water, septic, electric)
- Land restrictions
- Accessibility and permits
A “cheap” piece of land can end up being very expensive if you don’t know what to look for.
