Here’s the reality when buying land:

Not everything is disclosed the way you might think. It’s your responsibility to do the research before you purchase.

Things you need to check:

- Flood zone status (FEMA)
- Utilities available (water, septic, electric)
- Land restrictions
- Accessibility and permits

A “cheap” piece of land can end up being very expensive if you don’t know what to look for.

PART 2: The exception self-employed buyers need to know 👇

In my last video, I explained that most self-employed and 1099 buyers need two years of tax returns to qualify for a home loan.

Normally, lenders will combine those two years of income and average them over 24 months to determine what you qualify for.

But there is an exception.

If you have not claimed enough income in previous years and you need to buy now, some lenders may allow you to use just one year of tax returns instead.

The catch?

You will typically need around 20% down to make that option work.

Every situation is different, and there are a lot of moving parts when it comes to self-employed income and home loans.

If you are self-employed or a 1099 worker, this is important to understand before applying for a home loan.

Most lenders require two years of tax returns to verify your income. But what really matters is Schedule C, Line 31, which shows your net profit.

That number is what lenders use to calculate your income.

For example, you might bring in $120,000 in revenue, but after deductions your net profit shows $36,000. That means the lender sees your income as about $3,000 per month, and your debt-to-income ratio will be based on that number when qualifying for a home loan.

So if you are self-employed, what you claim on your taxes can directly affect how much home you qualify for.

If you have questions about how your income could impact your loan approval, it is a good idea to talk through it before you file your taxes.

Also important: this is just Part 1. There are exceptions to the two-year tax return rule, and I will be covering those in Part 2.

Do you know which manufactured home loan is right for you? There are three main options to know about, and each one works a little differently.

Here’s a quick breakdown:

➡️ Chattel Loan (Home Only): This is the most common option. It’s for the home only and does not use land as collateral. These loans usually close quickly, sometimes in just a few weeks, but they typically have slightly higher interest rates.

➡️ Land & Home Loan: This is when you purchase the home and the land together. With this option, you can often roll things like decks, driveways, septic systems, and wells into the loan. The process takes longer, usually around 4–6 months, because it involves appraisals and more requirements, but the interest rate is typically lower.

➡️ Land in Lieu: If you already own land, you may be able to use it as collateral for your home loan. This can sometimes allow you to move forward with little to no down payment. These loans usually take about 3–5 months to complete.

Every situation is different, and the right loan depends on your land, credit, timeline, and goals. That’s why we walk through all the options with you at A1 Homes so you can choose what works best.

But here’s what you need to know.

FHA, VA, and USDA loans for manufactured homes often come with strict requirements. They typically require you to finance the home and land together and meet additional property and land guidelines. Those programs are not available for home-only loans.

Because every lender has different rules, rates, and down payment requirements, it is important to ask questions and compare options. The “standard” loan someone mentions may not be your best option.

Your credit score, your land situation, and your goals all matter.
