Just checking in… because September is the month when “the holidays are still SO far away” becomes “HOW IS IT ALREADY DECEMBER?!”

If buying a home is somewhere on your list this year, you don’t have to have everything figured out today. But starting the conversation early can make the whole process a LOT less stressful.

You can:
🏡 Get preapproved without committing to buy
💰 Figure out what payment actually fits your budget
📋 Make a plan for your credit, savings, or debt
🔍 Take your time finding the right house instead of settling for the first one that works

Sometimes the best first step toward buying a home is simply finding out what your options are. 📝

Regardless of your political party affiliation, I think it’s really important to pay attention to legislation moving through Congress. I certainly don’t know everything about everything, but I do try to make my voice heard about things I DO know about. These elected officials are meant to represent US, and it’s our civic duty to let them know what we think. 🇺🇸

I just closed a loan for a couple I’ve been working with for about a year.

And honestly? That’s not abnormal.

They didn’t get preapproved and immediately feel like they had to go find something just because they were “ready.”

They took their time. They looked at houses. They figured out what they actually wanted. They waited until they found the right one.

Getting preapproved doesn’t mean you have to buy a house this weekend. It means you have clarity about what you can afford, what your options look like, and what your financing could look like when the right house comes along.

And sometimes, the smartest thing you can do after getting preapproved is take your time. Buying a home is a HUGE investment. You SHOULD take your time.

Don’t let the excitement of being “approved” turn into pressure to settle.

The goal isn’t just to buy a house. It’s to buy the right house for you. ❤️

Beach house hosts, I say this with love… but we need to talk about the hooks.

Because somehow a house can sleep 8 people, have 4 bathrooms, 3 balconies and a fully stocked kitchen… but only 6 places to hang a wet towel.

And I don’t just have a towel. I have a beach towel too. I have a swimsuit. A cover-up. A beach bag. Running clothes. Another swimsuit because the first one is still wet. And approximately 14 things that are somehow damp.

Please. Give us the hooks. Give us the towel bars. Give us somewhere to hang our wet stuff.

Listen, I get it. Things are expensive right now. Groceries, insurance, utilities, literally EVERYTHING seems to cost more. And for a lot of people, credit cards have become a way to bridge the gap when the monthly budget just isn’t stretching as far as it used to.

No judgment here.

But if buying a home is somewhere on your radar, it’s important to understand what carrying high credit card balances can do.

Your credit utilization, aka the amount of your available credit you’re using, is one factor that can affect your credit score. A card that’s nearly maxed out can potentially lower your score, even if you’re making your payments on time.

And when you’re getting a mortgage, a lower credit score can potentially cause issues. So if you’re thinking about buying a home in the next year-ish, don’t wait until you’re ready to apply to start thinking about your credit.

And PLEASE don’t automatically close cards, pay off accounts, or make big financial moves just because you saw something on Instagram 😉 Talk to your lender first!

There are very few people who seem to have understood the assignment quite like Dolly Parton.

She knew exactly who she was, and she never seemed interested in shrinking herself to fit anyone else’s expectations.

She was unapologetically Dolly. The rhinestones, the big hair, the humor, the music, the larger-than-life stage presence. She knew it was a performance, she loved every minute of it, and she also knew there was so much more to her than the character she brought to the stage.

And somehow, she managed to make people from just about every walk of life feel like there was a place for them at the table.

Different backgrounds. Different beliefs. Different politics. Different socioeconomic circumstances. Different personalities, talents, strengths and weaknesses.

Different is not a problem to be solved. It’s what makes the world interesting.

We don’t all have to be the same. We don’t all have to fit the same mold. And we certainly don’t all have to become some polished, socially acceptable version of who we think we’re supposed to be.

The world needs the artist.
The teacher.
The entrepreneur.
The caregiver.
The introvert.
The loud one.
The dreamer.
The practical one.
The person who takes up the whole stage.
And the person who is happiest working quietly behind the scenes.

It needs you.

Maybe the best way we can honor a woman who spent her life being unapologetically herself is to have the courage to do the same.

Find out who you are.

And do it on purpose.

Rest in peace, Dolly. Thank you for reminding us that there is room in this world for all of us to be exactly who we were meant to be.

I saw this on a bulletin board at an elementary school and immediately thought about how often people talk themselves out of homeownership before they’ve ever talked to a lender.

“My credit isn’t good enough.”

“I don’t have enough saved.”

“I had a bankruptcy.”

“I’ve had some late payments.”

“There’s no way I’ll qualify.”

Maybe you’re right.

Or maybe you aren’t.

And that’s exactly why I encourage people to have the conversation before they assume the answer is no.

Sometimes you’re closer to being mortgage-ready than you think.

And sometimes you’re not quite there yet, but that’s okay too. We can figure out what needs to change, what doesn’t matter as much as you think, and what steps you can take to put yourself in a stronger position.

You don’t have to have everything figured out before you ask for help.

You just have to be willing to start. 🫶🏼

Getting preapproved doesn’t have to be stressful. A little preparation goes a long way to making the process easier. Before you apply, gather these common documents:

✔️ Driver’s license
✔️ Last 30 days of pay stubs
✔️ Last 2 months of bank statements
✔️ Last 2 years of W-2s or tax returns
✔️ Documentation for any additional income

Every loan is unique, so your lender may need a few extra items depending on your situation, but having these basics ready will help keep things moving.

Growing up in West Virginia, I thought basements and alleys were just… standard house features.

Then I moved to Houston and learned that apparently you can have a perfectly normal house with neither.

And recently, while visiting family in South Carolina, I kept seeing “FROG” on listings.

I had to stop and Google it.

Finished Room Over Garage.

Of course it is.

Now I’m curious what other regional home features and real estate terms I’ve been missing my entire life.
