When you are sitting at a listing table or reviewing an offer with your clients, they want to know the bottom line: *What am I actually netting at closing?* Showing up with a professional, conservative net sheet builds massive trust and protects you and your clients from unexpected surprises at the closing table.

1️⃣ IgniteRE (by First American Title): My absolute favorite go-to tool. It auto-pulls property taxes so you don't have to spend time hunting them down, and creates a beautiful, printable one-sheet for your presentation.
