Florida leads the nation in housing price risk, with 16 of the 50 most vulnerable counties in the state, according to ATTOM. California had 11 counties in the top 50, followed by New Jersey with four. The riskiest markets were led by Charlotte County and St. Lucie County in Florida. Realtor.com projects home prices will fall an average of 1.9% across Florida's eight largest metros in 2026, well below the 2.2% national gain forecast.

Here’s the answer to yesterday’s days on market trivia ! Why the range 50-80 days you Ask ? I’ve researched the mls and all the large data bases and the average is different for each one so I’m giving the range of averages. Bottom
Line well priced properties are selling. The average days on the market reflects a more normal average. Don’t wait for the artificial markets of 21&22 to return they aren’t.

Currently know as the “over 65 exemption” This property tax exemption on a residential homestead ( primary residence ) greatly reduces the tax burden of the homeowner by lowering county taxes and placing a ceiling on school taxes for as long as the owner lives in the home and it remains their primary residence. Lowering the qualifying age could allow more people to remain in their homes post retirement AND! give people more affordable payments If they decided to move or relocate after 55
