Military Retirement Tip: Your Home Buying Timeline Starts Earlier Than You Think

One of the biggest mistakes I see servicemembers make is waiting until they’re about to retire before buying a home.

Here’s the problem.

When you’re on active duty, lenders can easily verify your income using your Leave and Earnings Statement (LES).

But if you're within 12 months of leaving the military, lenders have to verify what your income will be after service. That can require additional documentation like:

• A civilian job offer
• Verified retirement income
• Re-enlistment paperwork
• Other strong financial factors

If those things aren’t lined up yet, qualifying can become much harder.

The best planning window to buy is often 12–24 months before retirement, while your active-duty income is still straightforward to verify.

I did this myself when I retired — bought a year before getting out and it made the process much smoother.

If you’re planning to retire in the next couple years, your housing strategy probably needs to start now, not when terminal leave hits.
