Planning on buying a home this Spring? Don’t forget these tips that can set you up for the best success:

1️⃣ If you find a home that you love, don’t hesitate — place an offer. Springtime marks the beginning of the busy season for real estate, so you don’t want to risk losing your dream home to another buyer.

2️⃣ Get pre-approved by a lender. This is an important step no matter what season you’re buying in, but Spring is a highly competitive time of the year. Getting pre-approved early will help streamline the buying process.

3️⃣ Hire a real estate agent. Because it’s a busy time of the year, hiring a real estate agent — especially one that knows the area — will be the key to your success (and sanity).

4️⃣ Focus on the motto of real estate: Location, location, location! If you like the location and you like the house, despite whatever decor the homeowners chose, then don’t sleep on the home and place your offer!

5️⃣ Have all your documents in order. This will also streamline the home-buying process — it can be a long and tedious process, especially during Spring. Having everything prepared will fast-track the process.

Are you aware of the truth behind mortgages, or have you believed any of these top ?

Here’s your chance to test what you know:

MYTH 1️⃣: Getting pre-qualified is the same as getting pre-approved.
Nope! Pre-qualified means you took a couple minutes to fill out a questionnaire about your financial situation. However, getting pre-approved takes much longer and involves a lender to analyze your financial status. It must be completed before you purchase a house.

MYTH 2️⃣: I need a credit score of at least 700 to purchase a property.
Actually, the Federal Housing Administration (FHA) requires a score of 580. And you can also use a co-signer to help with your chances of being approved. However, your home buying process will be much easier if you do have a good credit score, so try to still be diligent about payments and loans!

MYTH 3️⃣: You need to put 20% down on a house.
While this was true years ago, in today’s era, you can get a loan for as little as 5%. Or, if you qualify for an FHA or Veteran’s Administration (VA) loan, you could pay as little as 0% to 3.5% down.

Know your credit score (and perhaps how to improve it), get pre-approved (many forget this step), don’t make any major purchases (this may hurt your credit score), and don’t leave your job (your source of income).

And the icing on the cake that will make the process a whole less overwhelming: Find a you can trust! 🙏

How do you do this? 👇
1️⃣ Add up all your sources of income
2️⃣ Add up all your monthly non-housing expenses. Spare no detail here!
3️⃣ Subtract both and you’re left with the amount you can use to cover housing expenses.

As daveramsey.com says, “keeping your mortgage payment to no more than 25% of your monthly take-home pay. Don’t forget to save a little extra each month to cover regular maintenance.”
