Selling or thinking about selling? You’re going to want to read this.
We need to have a little conversation about pricing and potential reductions.
Because when your REALTOR® says…
“I think we need to adjust the price by $10,000.”
Sometimes what a seller hears is:
“So you want me to just GIVE AWAY $10,000?!”
But here’s the part I wish more sellers understood:
You don’t actually have that $10,000 to give away.
Let me explain.
If we list your home at $500,000, that’s essentially your first offer to the market.
You’re saying:
“Hey buyers, I’m willing to sell my home for $500,000.”
And then the market gets to respond.
No showings?
That’s a response.
Plenty of showings but no offers?
That’s a response.
Buyers consistently choosing other homes over yours?
That’s a pretty LOUD response.
So if we adjust the price from $500,000 to $490,000, we aren’t taking $10,000 out of your pocket. It was never in your pocket.
We’re changing our offer to the market.
Because $500,000 was never money you possessed.
It was a number we asked the market to agree to.
And sometimes…the market says no.
The mistake is spending weeks fighting what buyers are already telling us. They do not agree with your price.
Because while we wait, days on market keep climbing, the listing starts to feel stale, and buyers begin wondering:
“What’s wrong with it?”
And many times, we end up making the price adjustment anyway, just a lot later, with less momentum.
Here’s what I tell my sellers:
We don’t get to tell the market what your home is worth.
The market tells US. And we respond.
It doesn’t care what you paid.
It doesn’t care what you owe.
It doesn’t care what your neighbor sold for a year ago.
Your asking price is your first offer.
The market gets the final vote.
My job isn’t to tell you what you want to hear.
It’s to watch the market, listen to what buyers are telling us, and adjust our strategy when needed.
