Rent-to-own has definitely been the talk of the town! So how do we know if rent-to-own is the best choice for you? 🤔 Most people who question the Rent-to-own Program, are typically those who may not have the best credit score or can’t get pre-approved for a traditional mortgage. HOWEVER, ☝🏾 if you can do both, or are willing to take the time to work on both in the meantime, then go for it! At least with the traditional purchase you know it’s YOURS right away. But typically I would say Rent-to-Own is perfect for you if you:

- Need help saving up for a down payment
- Your credit isn’t quite there yet
- You’re self-employed or got a new job
- Want a more competitive offer

In short, technically to get PRE-APPROVED, you can first get pre-qualified. Pre-qualification can be viewed as the “introduction step”, before getting pre-approved, as it simply provides the estimate of how much you can borrow. Whereas, Pre-approval is the official APPROVAL. This is your green light to start home shopping!!! 🥳🥳

The pre-qualification process is fairly general - the lender will ask some questions and, in most cases, can be done over the phone or online. This process also doesn’t require a credit pull either, ☝🏾so for the most part you’re just getting an idea of how much home you can afford before diving in the housing market. Pre-approval on the other hand is the REAL DEAL! 😎 Once you complete the mortgage application, and submit the requested documents, your Lender will then create an official pre-approval notice or letter, that solidifies your ability to now purchase! 🏠

The numbers are in! And I must say that things are truly starting to look up for my Buyers! 🥳Inventory is now up nearly 33% over the last year! Supply is increasing slowly but surely, making up for the recent months that we’ve lacked inventory. I don’t know who needed to hear this, but start preparing for your big transaction, because NOW is your time!! 🤞🏾 Our market is recorrecting itself, giving you back much negotiation power!

As for my homeowners, we are still deeply in a Seller’s market! YES inventory is slowly increasing, but at the same time homes are only sitting just under a 2 months supply. 😬 This is incredibly lower than what we consider a “well-balanced market” therefore, you can still see great numbers in equity. My tip to you is, to list your home sooner than later to get ahead of the competition that’s expected ahead.

Yes, there are ways to receive the “best” interest rate! ☺️ With interest rates continually increasing & changing, once you apply for your mortgage, you want to lock in the best rate while you can! Lenders will review things like your credit score, work history, and DTI (debt-to-income) so keep in mind these things, if you want to lock in the best rate for you:

💎 Improve your credit score: work on paying off as much debt as you can, and maintain consistent and healthy payments on your utilities.

💎 Shop around for lenders: you can shop with more than one lender within a certain window without it affecting your credit. One mortgage lender may be able to offer you a better rate than others, so don’t be afraid to shop around!

💎 Choose your loan term carefully: while shopping around and comparing your options, carefully choose your loan term. Consider your long-term goals, if you plan to quit your job soon, etc.

💎 Ask about a rate lock: to potentially reduce the impact of mortgage rate changes before you close on a home loan, consider locking in your interest rate. A rate lock avoids increased rates before closing on your mortgage.

💎 Put down a large down payment: the more you put down the better! In other words, the more you put down the less you’ll owe on your payments. This is also a great look to your lender.
