We've been attacked.

I've always been had the mindset that you punish the bad apples, not the entire bunch.

Image being able to negotiate what you get paid. But then having the government (Department of Justice) tell you that you've been conspiring to take advantage of folks as an entire industry. A whole industry, nationwide.

Real estate agents are under attack and the greedy folks and misinformed have been setting the narrative about our industry and not telling the truth. I won't get into all of the specifics but just know that the majority of real estate agents have their clients' best interests at heart, day in and day out. But we don't work for compliments. Would you?

Well a lot of things that have been working for years to prevent deception, conspiracy, discrimination and the like to provide transparency and clarity for buyers, sellers and agents are being torn down right in front of our eyes. So much so that there may be a mass exodus of agents unfortunately. Which may be what some actually want.

What that means is that some buyers may NOT have representation as they try to purchase a home on their own. Which leaves the landscape wide open for scammers and people eager to prey on the unsuspecting. I know how to buy a house but many don't. And those are the ones who I want to see succeed.

Some don't think real estate agents do anything but open doors and sip coffee. Well nothing could be further from the truth.

When you walk effortlessly why would you worry about your feet, knees, hips, toes, patella, femur, ankles and more. You just get up and walk (for those who can). The "transaction" is mostly seamless. But if something is wrong with any of those things, you WANT them to work and you WANT someone in your corner who can get you back on track.

Well in a real estate transaction if everything is seamless and a "flawless victory", it may seem as though your agent didn't do anything. Which ideally is what you want. Seamless, flawless, and to the point aka CLEAR TO CLOSE! But if something goes sideways you WANT someone in your corner who can get you back on track. (Sellers & Buyers)

Well here are just a FEW things that we do:

A Real Estate Buyer's Agent provides a wide range of services to ensure their client finds the right property at the best price while navigating the complexities of the buying process. Here are the top 20 things a Buyer's Agent typically does for their client:

20. **Network Referrals:** Refers the buyer to trusted professionals, such as contractors, movers, and insurance agents, to help with various needs related to the new property.

A Listing Agent provides comprehensive services to help a seller market and sell their property efficiently and at the best possible price. Here are the top 20 things a Listing Agent typically does for their seller client:

10. **Online Presence:** Ensures the property is listed on major real estate websites and utilizes SEO strategies to enhance visibility.
11. **Yard Signage:** Places a professional “For Sale” sign on the property to attract local interest.
12. **Networking:** Leverages their network of real estate agents and potential buyers to promote the property.
13. **Open Houses:** Organizes and hosts open houses to showcase the property to prospective buyers.
14. **Private Showings:** Schedules and coordinates private showings for interested buyers.
15. **Feedback Management:** Collects and shares feedback from showings and open houses with the seller to make necessary adjustments.
16. **Offers Review:** Reviews and explains all offers received, advising the seller on the best course of action.
17. **Negotiations:** Negotiates the terms and price of the offers to achieve the best possible outcome for the seller.
18. **Contract Management:** Prepares and manages all necessary documents and contracts throughout the transaction.
19. **Legal Compliance:** Ensures all legal requirements are met and all disclosures are properly handled.
20. **Closing Coordination:** Manages the closing process, ensuring all conditions of the sale are met, and coordinates with the escrow company, buyer’s agent, and other parties involved to ensure a smooth transaction.

These services help ensure the property is marketed effectively, attracts potential buyers, and is sold at the best possible price, while making the selling process as smooth as possible for the seller client.

So, if you know a real estate agent, give them a hug because they are going through some things that just may not understand.
