SOLD and it’s bittersweet! I live just up the road about a mile from this property and have seen so many changes in my neighborhood over the last 35 years. The fine folks who built this home became dear friends to my wife and I but needed to sell a couple years ago, we were sad. I sold this farm again to new people who also became very good friends. We will surely miss them also. Today, I sold it again to some new neighbors who I met today. I hope they love this place as much as the last couple families, welcome to the neighborhood!

Happy Friday friends!
It’s been a bit tough for everyone in the real estate market the last year or so. There are many reasons for this including perceived high interest rates, inexperienced or dishonest agents, rampant fraud, fuel prices, unrealistic seller price expectations and a lack of affordable properties.
The Internet and Artificial Intelligence sure hasn’t helped either. Seems like daily, I have someone trying to get me to click on a bad link or “investors” trying to steal properties well under market value. Everyday, I see agents illegally marketing properties on social media without the required legal disclosures.
And all too often, sellers think their properties are worth way more than they are!

My advice is to be wise like the owl! Be alert and don’t fall for all the hype and nonsense. Your house isn’t worth a fortune but it is worth more than those folks sending you letters of offers. I’m sure your friends daughter is a wonderful new agent but that doesn’t mean you should let her play with your money! Historically, Interest rates are not high and if you use a good negotiator you can get a good deal. Do you really think that a specialized website or some social media campaign would bring you great results?

I’ve been blessed after 21 years in this business to keep closing deals steadily and bring excellent results to my clients. I just keep learning, pivoting and sharpening my skills to keep me as a top agent.

Be wise friends…..there is no substitute for honesty, knowledge and experience!
