🚨 Dryer Vent 🚨

Flex dryer duct might seem convenient, but it can cause problems over time.

❌ Easily traps lint and debris
❌ Sagging creates low spots that restrict airflow
❌ Increased risk of overheating and fire
❌ Reduced dryer efficiency (longer dry times = higher energy bills)

That dip in the line? It’s the perfect place for lint buildup — and that’s where problems start. 🔥

✅ Best practice: Use smooth, rigid metal ducting with proper support and minimal bends to allow safe, efficient airflow.

👉 Small installation detail… BIG return

🚨 Attic Inspection 🚨

That open pipe you see sticking up? That’s a plumbing vent — and it’s terminating right into the attic instead of venting through the roof like it should.

❌ This is NOT correct installation
❌ Allows sewer gases to enter the attic space
❌ Can lead to odors, and potential health concerns

✅ Proper fix: Extend the vent pipe through the roof with a proper roof pe*******on and flashing.

This is just one example of why a thorough home inspection matters

⚠️ Inspection Insight: Mismatched Breaker & Wire Size ⚠️

This photo shows a #10 gauge wire connected to a 50-amp breaker — and that’s a safety concern.

🔎 Here’s the issue:
#10 wire is typically rated for 30 amps, not 50. When a breaker is oversized for the wire, it may fail to trip when it should, allowing the wire to overheat.

🔥 What can happen?

Overheating of the conductor

Insulation breakdown

Increased risk of electrical fire

💡 The breaker is designed to protect the wire — not the appliance. When they don’t match, protection is compromised.

✅ Proper fix:
A licensed electrician should:

Replace the breaker with the correct size
OR

Upgrade the wiring to safely handle the load

🏠 This is why a professional home inspection matters — catching hazards before they become dangerous.

🏠 5 Things Home Buyers Should Know Before a Home Inspection

Buying a home is one of the biggest investments you’ll ever make. Before the inspection happens, here are 5 important things every buyer should know:

1️⃣ A Home Inspection Is Not a Pass or Fail Test
The purpose of an inspection is to evaluate the home's current condition and identify potential defects, safety concerns, or maintenance issues—not to determine whether the house “passes” or “fails.”

2️⃣ No House Is Perfect
Even brand-new homes can have defects. The goal of an inspection is to identify issues and provide information, not to expect a flawless home.

3️⃣ Inspectors Look at Major Systems
A home inspection evaluates the roof, structure, electrical, plumbing, HVAC, and more to identify visible defects and safety concerns.

4️⃣ Some Problems Are Hidden
Inspectors can only report on what is visible and accessible at the time of the inspection.

5️⃣ The Inspection Helps You Make Informed Decisions
The report helps buyers understand the home’s condition and plan for repairs or negotiations if needed.

At Superior Inspection Group we have been providing clear, detailed information since 2015 so buyers can move forward with confidence.

🔎 An informed buyer makes better decisions.

Did you know radon levels can change with the seasons? 🍂❄️🌸☀️

Radon is a naturally occurring radioactive gas that comes from the breakdown of uranium in soil and rock. It can enter homes through foundation cracks, crawlspaces, and slab pe*******ons. The tricky part is that radon levels are not constant—they often fluctuate throughout the year.

In many homes, radon levels can be higher during colder months. When windows and doors stay closed and homes are under negative pressure from heating systems, radon gas can become trapped inside. Seasonal changes in soil moisture, temperature, and ventilation can also affect radon levels.

That’s why testing is the only reliable way to know if your home has elevated radon levels.

The United States Environmental Protection Agency recommends taking action if radon levels reach 4.0 pCi/L or higher, but even lower levels can still pose health risks over long periods.

Radon is the second leading cause of lung cancer, according to the United States Environmental Protection Agency, and it cannot be seen, smelled, or tasted.

At Superior Inspection Group, we offer professional radon testing so homeowners and buyers can make informed decisions about their home’s safety.

Protect your family. Test your home.

⚡ Safety Tip: GFCI Protection Matters in Wet Areas

Water and electricity are a dangerous combination. That’s why GFCI (Ground Fault Circuit Interrupter) protection is required in areas where moisture is present—such as kitchens, bathrooms, garages, exterior outlets, and other wet locations.

GFCI protection can come in two forms: GFCI outlets or GFCI breakers in the electrical panel. Both are designed to quickly shut off power when a ground fault is detected, helping prevent electric shock.

During a home inspection, Superior Inspection Group checks for proper GFCI protection and tests outlets to make sure they are functioning correctly. Sometimes the protection is at the outlet, and other times it’s provided by a breaker protecting the entire circuit.

Either way, ensuring proper GFCI protection is a critical safety feature that helps protect you and your family.

🏠 A safer home starts with a thorough inspection.

🔎🏠 MYTH vs FACT: Home Inspection Edition

There’s a lot of misinformation about home inspections — let’s clear a few things up 👇

MYTH #1: “The house is new, so I don’t need an inspection.”

✅ FACT: New construction homes can (and often do) have issues — from missing insulation to plumbing leaks to improper flashing. A fresh build doesn’t mean flawless.

MYTH #2: “If it passes appraisal, it’s good to go.”

✅ FACT: An appraisal determines value. An inspection evaluates condition and safety. Completely different purposes.

MYTH #3: “A home inspection will fail the house.”

✅ FACT: Homes don’t pass or fail. We provide information. The goal is clarity — so you can make confident decisions.

MYTH #4: “The cheaper inspection is basically the same thing.”

✅ FACT: Experience, time on site, advanced tools, and detailed reporting matter. A rushed inspection can miss costly problems.

MYTH #5: “Inspectors only look at major systems.”

✅ FACT: A thorough inspection evaluates roofing, structure, electrical, plumbing, HVAC, insulation, ventilation, safety components, and more.

At Superior Inspection Group, we believe educated buyers make confident decisions. Our job isn’t to scare you — it’s to protect your investment with thorough, professional evaluations.
