A home someone has loved for 37 years. A sale that took a whole team to work through a VA loan, appraisal challenges, and negotiations. August held some pretty meaningful moments.

37 years of memories. Twenty-one days from listed to closed.

My sellers purchased 534 Creek Point brand new in 1989 and called it home for the next 37 years. Naturally, a home with that much history needed some preparation before beginning its next chapter.

They brought me into the process early, asked for my advice and trusted the plan we created together.

One of my favorite things about living in Cookeville is watching local businesses grow.

Every coffee shop, boutique, salon, medical office, or small business that becomes part of our community started with someone willing to take a chance on an idea.

That’s why I keep thinking about one of my commercial listings on W Jackson Street.

It’s a great location with excellent visibility, shared parking, and a flexible layout that could work for a variety of businesses. More than anything, though, I’d simply love to see the right business bring the space to life.

Whether it’s someone opening their very first storefront or an established business that’s ready for its next chapter, spaces like this have the opportunity to become part of the story of our community.

From the outside, this looks like another home that sold.

But behind that sold sign were 68 days on the market, a VA loan, appraisal challenges, negotiations, and a lot of teamwork to get everyone to the closing table.

Real estate isn’t always smooth sailing. Sometimes it takes patience. Sometimes it takes creative problem solving. And sometimes it simply takes keeping everyone focused on the finish line.

I’m incredibly grateful to my sellers for trusting me through every twist and turn. In the end, we got the job done and that’s what matters.

Sometimes the best thing you can do… is wait.

There are moments in real estate when pushing forward isn’t the right answer.

When we first listed this home last fall, it became clear that the timing just wasn’t right. My sellers weren’t simply selling a house, they were sorting through a lifetime of memories. Every room held pieces of their family’s story, along with years of belongings from multiple generations.

Rather than forcing the process, we hit pause.

They held an estate sale, took the time they needed, and when they called me this summer, the conversation was different.

“We’re ready.”

Sixty-two days later, we were sitting around the closing table.

One of the biggest lessons I’ve learned in real estate is that strategy matters but timing matters just as much. Sometimes waiting isn’t giving up. It’s creating the space needed to move forward with confidence.

Helping clients navigate life’s transitions is one of the most meaningful parts of what I get to do, and I’m incredibly grateful they trusted me to walk alongside them through this journey.
