Who else is ready for the weekend? 🙋‍♀️

Andy and I moved into our first home together this past December, and it happens to have a pool! So this Spring has consisted of a lot of learning and pool cleaning 🧽 🧼💧

We are hoping that it will finally be ready to open up this weekend 🤞This heat lately has been brutal, so a nice swim would be perfect 🏊‍♀️

🗣 Let’s talk about appraisals 🗣

❓What is an appraisal?

👉 An appraisal is an expert, third-party opinion of a home’s value - or worth. 💰🏡
This is established by looking at a number of aspects of your home such as:
✅ Overall condition of the home 🏡
✅ Number of bedrooms, bathrooms, fireplaces🛁🛏🔥
✅ Square footage & lot size 📏📐
✅ Quality of roof, HVAC systems ❄️
✅ Any other updates & more!

❓Why do we need appraisals?

👉 Mortgage lenders require an appraisal to ensure that the mortgage does not exceed the value of the home. This helps to make sure that a buyer is not unintentionally paying more than what the home is worth. 🙌

❓What happens after the appraisal?

👉 If the appraisal comes back equal to - or more than the purchase price, the transaction should proceed as planned. However, if the appraisal comes in low, further negotiation between parties may need to take place. 🤝

👉 The first thing you want to do when you are ready to buy a home is...

✨ Get PRE-APPROVED! ✅

👉 This is a process that you will go through with a qualified lender. They will talk with you about your finances and figure out how much you qualify for. 🏡

👉 If you are not sure if you can afford to purchase a home, it doesn't hurt to talk with a lender! Most clients are surprised to find out what they are approved for 😲 Lenders are also able to let you know what steps to take to become qualified if you are not quite ready yet. So it really is a win-win scenario! 🏆🏆
