Twin Cities Market Update 📊 Here’s what’s happening right now compared to last year:

🏡 More homes for sale:
Active listings are up 12.8%, giving buyers more options than they had this time in 2025.

✍️ Buyers are still active:
Homes going under contract are down 5.2%, which mostly means people are taking a little more time before making decisions.

🔑 Closings are close to last year:
Sold homes are only down 4.7%, so homes are still moving when they’re priced and positioned well.

The big picture → the market is feeling more balanced lately. Not chaotic, not slow, just more normal.

If you’ve been casually watching the market — does it feel easier, harder, or about the same compared to last year?

The Twin Cities housing market is starting to show some movement again. There are more homes available now than this time last year, which gives buyers a bit more choice and we’re also seeing more price adjustments as sellers respond to the market.

For buyers, that can mean better opportunities and a little more room to negotiate.
For sellers, homes are still selling but pricing and preparation matter more than ever.

Overall, the market is slowly finding its balance as we head toward spring.

Did not see this one coming…
Instead of inventory going up, it actually dipped 1.5% this week 🤯

So what’s happening?
• 100+ more homes went pending compared to last week
• Cold weather slowed down new listings
• Buyer activity is quietly picking up

The big takeaway:
Homes are moving faster, contracts are up, and we’re seeing early signs the market is warming up, even in January! One week doesn’t make a trend but this is definitely something to keep an eye on 👀
