Florida Leads in HOA Filings, Highlighting Community Action
There’s a trend developing that’s worth a closer look—HOA and condo-association lien filings are rising nationwide, and Florida is right at the heart of it. In 2025 alone, our state recorded 49,447 of these filings, making up more than one-sixth of all such cases across the U.S. That’s an 8.5% increase, driven by Florida’s sheer number of HOAs, the uptick in insurance costs, and, notably, new safety regulations that are bringing long-deferred maintenance issues to the surface.
Having spent over two decades guiding folks through the ins and outs of Florida real estate, I’ve seen how these shifts can impact everyone from first-time buyers to seasoned investors. It’s never just about numbers—it’s about what those numbers mean for your next step, your peace of mind, and your investment. My approach is always to lay out the facts clearly, so you can make informed decisions, whether you’re considering a purchase in an HOA community or weighing your options as a property owner.
