🏠 BUYERS: Your pre-approval is NOT a permission slip to go shopping. 😂
Once you're under contract, that new truck, furniture set, credit card, or “0% financing” deal can change your debt-to-income ratio and potentially screw up your mortgage approval.
Rule of thumb: Before you finance, charge, move money around, change jobs, or make any unusual financial move while buying a house — CALL YOUR LENDER FIRST.
I’d much rather have a buyer ask, “Jeremy, can I do this?” than find out three days before closing that we have a problem. 😳

🏡🇺🇸 REAL ESTATE ISN’T JUST ABOUT HOUSES. IT’S ABOUT PEOPLE.

Every client has a different story.

Some are buying their very first home. Some are selling the house where they raised their family. Some are veterans trying to understand their VA benefits. Others are simply trying to figure out what the heck their next move should be.

Apparently, if you’re me… you work.

Full-price offer submitted this morning for some very excited buyers ✅

Now I’m heading out to show past clients an awesome second-home opportunity because, clearly, sitting on the couch and watching football was never really an option. 😂🏡

No complaints though. There’s something pretty cool about past clients calling you again when they’re ready for their next move.

Hopefully by the end of today we’ll have one offer accepted and maybe another deal starting.
