Follow us! We posted about this back in November, 2020 as single-family rentals being the new CRE product type with very profitable returns. Home values will continue to go Up Up Up, for now while we are stuck SLOWLY climbing up the second phase of expansion of the real estate cycle with hyperdemand growing by the day and the supply side desperately trying to play catch-up. In the meantime, materials & labor shortages plus bottleneck issues will just create even more demand. Add inflation worries and you have the perfect storm for a safeguarded, long-term real estate investment.

"Invitation Homes wants to replicate its purchase history from 2021 with plans to add $2 billion of acquisitions to its portfolio this year as it expects demand, driven by steady job growth and a preference for a single-family-house lifestyle, to continue. Last year, the company acquired nearly $2 billion of single-family homes while also strengthening its balance sheet."

The investment firm plans to buy even more properties in the area, concentrating on the build-to-rent side of its business for the region. "It's gotten pricey on the existing side of the business, particularly for value-add properties," Davis added.
