We are seeking a dependable, hands-on Part-Time Live-In Maintenance Technician to support a small apartment portfolio of 62 units across 4 nearby locations, all within approximately 1 mile of each other. The technician will live on-site at one property and respond to maintenance needs across the portfolio as needed.
The primary purpose of this role is to respond to tenant maintenance needs in a timely manner, handle routine repairs in-house whenever reasonably possible, take a proactive approach during slower periods, provide support with outside vendors when needed, and help maintain the overall condition and appearance of the properties.
Primary Responsibilities
Respond to routine maintenance requests with same-day response whenever reasonably possible
Diagnose, troubleshoot, and complete common in-house repairs
Handle routine issues involving toilets, faucets, plumbing fixtures, appliances, leaks, breakers, and basic HVAC troubleshooting
Be available after hours for true maintenance emergencies
Take a proactive approach during slower periods by identifying and addressing small issues before they become larger problems
Support outside vendors as needed by helping with access, communication, and follow-up
Help maintain the properties in a clean, functional, and professional manner
Role Boundaries
This position is intended to handle routine maintenance and common repairs in-house
Major repairs, highly specialized work, large-scale replacements, make-readies, and major projects will be referred to outside vendors or handled separately
Availability Expectations
This is a part-time, on-call position + occasional preventive maintenance tasks such as inspections, etc.
The right candidate may have other work or outside responsibilities, but must be dependable and timely in responding
Routine work orders should receive same-day response whenever reasonably possible
After-hours availability is required for true maintenance emergencies
What We’re Looking For
Hands-on maintenance experience and practical problem-solving ability
Ability to diagnose, troubleshoot, and complete routine repairs independently
Working knowledge of toilets, faucets, plumbing fixtures, appliances, breakers, and basic HVAC troubleshooting
Good judgment in knowing when to handle a repair in-house and when to refer it out
Dependable, responsive, and able to follow through on work orders in a timely manner
Comfortable with a part-time, on-call role and after-hours emergency availability
Proactive mindset and willingness to address small issues before they become bigger problems
Professional, respectful, and customer service-oriented with residents
Team-player attitude and ability to communicate well with ownership and outside vendors
Organized and able to track work orders, photos, and basic maintenance notes
Comfortable using a smartphone for calls, texts, emails, and photos
Takes pride in keeping the properties safe, functional, and well-presented
We are willing to train the right candidate who has strong reliability, good judgment, and basic maintenance aptitude
Compensation
2-bedroom, 1-bath apartment with washer and dryer during active employment
$250 monthly stipend
