Front Porch Friday 🏡

There are two kinds of homeowners:

The ones who finish one project and say, “We're done!”

And the rest of us who finish one project and immediately say…

“Okay, but now THAT looks bad.” 😂

Paint the walls → now the trim needs painting.

Replace the countertops → suddenly the cabinets look dated.

Fix the landscaping → well, obviously we need new porch furniture now.

Homeownership is basically one very long game of “while we're at it…” 😂

But here's your Friday reminder:

Your home doesn't have to be finished to be enjoyed.

There will always be another project.

So this weekend, put down the paintbrush for a minute, sit on the porch, invite somebody over and enjoy the home you already have. ❤️

The to-do list will still be there Monday.

Real Talk Tuesday ☕🏡

Okay, homeowners…we need to talk about that number you’ve been checking online. 😂

You know the one.

“But the internet says my house is worth $___.”

Maybe it is.

Maybe it isn’t.

Online home-value estimates can be interesting—and they can be a useful starting point—but an algorithm hasn’t walked through your house.

It doesn’t know that you replaced the roof.

It hasn’t seen the condition of your flooring.

It doesn’t know your kitchen was remodeled…or that the house down the street that sold for more had upgrades yours doesn’t.

And most importantly, an online estimate isn’t an offer from a buyer.

When I look at a home's potential market value, I'm looking at the actual property, recent comparable sales, current competition, condition, location and what buyers are doing right now.

Sometimes my number may be higher than the internet.

Sometimes it may be lower.

Either way, I'll explain why.

Because if you're making decisions involving one of your largest assets, you deserve more than a computer-generated number.

You deserve the story behind the number.

No pressure. No inflated promises to get a sign in your yard. Just real talk. ☕🏡

🏡 **Front Porch Friday 🇺🇸**

Today is September 11th—a day that always seems to remind us to hold a little tighter to the people, places, and moments that matter most.

And maybe that’s why I’ve been thinking about **home**.

I think we underestimate how much our homes tell the story of our lives.

There’s the wall where somebody’s height was measured every year.

The dent in the floor from *that one time we’re not going to talk about.* 😂

The room that started as a nursery and somehow became an office.

The kitchen table that’s heard everything from homework questions to big family decisions.

Our homes become the backdrop to ordinary days that, looking back, weren’t so ordinary after all.

And eventually, there may come a day when you hand those keys to somebody else.

That’s one of the reasons I never forget that selling a home can be emotional.

To me, it’s a property I’m representing.

**To you, it may be 10, 20, or 30 years of your life.**

Both things can be true.

My job is to understand the numbers **and** respect the story.

Today especially, I’m reminded that home is so much more than an address. It’s where our people are. It’s where our memories live. And it’s where so many of the moments that matter most take place.

On this September 11th, we remember those we lost, honor those who answered the call, and remain grateful for home, family, community, and one another. 🇺🇸❤️

Real Talk Tuesday ☕🏡

Your house is listed and an offer comes in.

The first thing you look at is the price, right?

Of course you do. 😂

But here's where I tell my sellers:

Don't stop at the big number at the top of the page.

A higher offer isn't automatically a better offer.

What else are we looking at?

Financing.
Closing date.
Option period.
Seller concessions.
Appraisal considerations.
Contingencies.
And most importantly…

How likely is this contract to actually make it to the closing table?

An offer can look fantastic until you start reading everything underneath that sales price.

Sometimes the strongest offer is the highest.

Sometimes it isn't.

My job isn't to choose an offer for my seller. My job is to make sure they understand exactly what each offer means so THEY can make an informed decision.

That's the part of real estate you don't always see on social media.

Representation isn't just putting your home online and waiting for an offer.

It's knowing what to do when one shows up.

No hype. No pressure. Just real talk. ☕🏡

Front Porch Friday 🏡

Labor Day weekend is almost here, which means cookouts, family, football and at least one person saying:

“You know what would look really good right here…?” 😂

And suddenly you've planned an entire home improvement project while eating a hamburger.

That's the funny thing about home.

We're never really finished with it.

There's always another project, another idea, another room we'd change just a little bit.

But somewhere between the projects and the Pinterest boards, remember to actually enjoy the house you worked so hard to have.

Invite the family over.

Fire up the grill.

Sit outside.

Make a mess in the kitchen.

The projects will still be there Tuesday.

The people around the table are what make it home. ❤️

I’m going to say something that might save a homebuyer a LOT of frustration:

Stop looking for the perfect house.

I’m not saying you should settle.

I AM saying we need to know the difference between a deal breaker and something you can change with a trip to Home Depot. 😂

Wrong location? Probably a deal breaker.

Floor plan absolutely doesn’t work for your family? Fair.

Needs a new roof and the numbers don’t make sense? We need to talk.

But…

Ugly paint? 🎨
Light fixtures from 1997 or the 80's?
Cabinet hardware you hate?
A dining room chandelier that looks like someone's grandma picked it?

Those are fixable.

I've watched buyers walk into a perfectly good house and mentally eliminate it over things that could be changed in a weekend.

Before we start looking, I want my buyers to make three lists:

MUST HAVE.
WOULD LOVE.
CAN CHANGE.

That little exercise can completely change the way you house hunt.

Especially in Central Texas, where two homes at the same price can offer VERY different things.

Don't buy a house you don't like.

But don't miss a great one because somebody painted the kitchen a color you wouldn't have picked.

Paint is cheap. Regret isn't. 😂

No pressure. No nonsense. Just real talk. ☕🏡

Can we normalize actually USING our homes instead of trying to make them look like nobody lives there? 😂

The blanket on the couch.

The toys in the corner.

The shoes by the door.

The coffee cup that somehow follows you from room to room all morning.

That’s life.

Yes, when it’s time to sell, we’ll declutter, clean things up and make sure your home photographs beautifully.

But until then?

Live in your house.

Invite people over even if everything isn’t perfect.

Sit on the porch.

Let the grandkids make a mess.

Use the fancy dishes.

Your home isn’t a showroom.

It’s where your life is happening.
