We’re seeing a bit of a shift in the Calaveras County market this week. 27 new listings came on the market, 17 homes went pending, and 8 homes closed escrow, with closed homes averaging 51 days on market.
Week-over-Week:
New Active Listings: 27 — up 1 from 26 New Pending Sales: 17 — down 2 from 19
Closed Sales: 8 — down from 20
Average Days on Market: 51 days — up slightly from 47
What are we seeing?
New inventory remains very consistent, but buyer activity has gradually eased over the past several weeks. With fewer homes going pending and average days on market beginning to creep upward, buyers may have a little more time and negotiating room than they did earlier this summer.
The drop in closings is noticeable this week, but closed sales tend to fluctuate and reflect contracts that were written weeks earlier, so I wouldn't read too much into one week's number alone.
For sellers, this is a good reminder that pricing correctly from the start is increasingly important. Buyers are still purchasing homes, but they're being selective. For buyers, a slightly slower pace may create opportunities to take a closer look at available homes and negotiate when the circumstances are right.
As we head toward fall, I'll be watching to see whether this is simply a late-summer shift or the beginning of a longer market trend.
