Major cryptocurrency conference this weekend in Wynwood. Miami is looking more and more like a tech hub. Even the Mayor of the City of Miami, Francis Suarez will be giving a keynote. As Miami moves more and more in this direction this will have a transformative effect on the local economy and standards of living. Continued retail closures amid the ongoing coronavirus pandemic has led to the third consecutive quarter of negative net absorption in South Florida, and vacancies have hit a five-year high at nearly 5%.

Leasing volume has picked up significantly in the region in the fourth quarter, but it was not enough to push annual volume to pre-pandemic levels. About 7 million square feet was leased in the South Florida retail market last year, down about 1 million square feet from the annual average over the previous five years.

This increase in leasing, coupled with a decline in new development, could help keep vacancies in check in the coming year. Construction started on less than 1 million square feet of retail space in 2020 for the first time in at least 15 years.

Annual rent growth fell further in the third quarter but remained positive. The region continues to outpace the national average, with annual retail rent growth now negative. Rent growth has varied across the tri-county region, with Palm Beach County posting some of the strongest in the nation while rents fell in Broward County. In Miami-Dade, rents stayed flat year over year.

Annual sales volume in the retail sector fell to a nine-year low in South Florida, coming in below $2 billion for 2020, with no single quarter posting volume over the region’s 10-year quarterly average of about $700 million. But there have already been a few large deals in January, a sign that increased sales activity could be in the cards for 2021.
