Q. Oliver, with interest rates increasing again yesterday (1/4 point), what does this mean for buyers who are already struggling with affordability?

A. This is becoming one of the biggest challenges in today’s real estate market.

When interest rates rise, a buyer’s monthly mortgage payment rises with them — and that can reduce how much home they can qualify for or comfortably afford.

Unfortunately, every increase can push more potential buyers to the sidelines. Some will lower their price range, some will continue renting, and others will simply decide to wait but not the end of the world.

But waiting also comes with uncertainty. We don’t know exactly where interest rates or home prices will be six months from now.

That’s why I tell buyers: don’t just focus on the interest rate — focus on the entire opportunity.
A motivated seller may be willing to negotiate the price, contribute toward closing costs, or potentially help with an interest-rate buydown. And if rates eventually decline, refinancing may become an option.

After 30 years in real estate, I’ve worked through many different markets. The key is understanding your numbers and knowing what opportunities are available today.
