In partnership with the Consulate of Mexico in Miami, this community event supports our local retailers while bringing a taste of Mexico to the heart of Coral Gables. Guests will enjoy tastings of Mexican wines, tequilas, and mezcals while strolling through participating shops along Miracle Mile.

Is the Middle East conflict impacting Miami real estate? 🌍🏡

The Q1 numbers are in, and the data is clear: inventory is DOWN, and prices are slowly creeping up. 📊

Why? Sellers are staying put (locked into low rates + capital gains concerns), while inflation is ticking back up. CPI rose 3.3% year-over-year in March, driven in part by rising energy costs tied to the Middle East conflict—keeping mortgage rates elevated with no clear signal of Fed cuts.

In fact, the average 30-year fixed rate climbed from 6.15% to 6.46% in Q1 2026.

Here’s what that means: a 1% rate increase can reduce buying power by ~10%—so for prices to “feel” lower, they’d actually need to drop significantly.

But with inventory still under a 6-month supply… that’s unlikely.
