Why is it that agents are so reluctant to let buyers and sellers get together?

Unlike most business deals, the sale of a home can get very personal and real estate agents are nervous about the parties dealing with each other. That’s because most agents have seen what can go wrong when buyers and sellers meet directly.

🔹 A careless remark made by one party might be misinterpreted by the other, leading to tension, and sometimes to the collapse of the negotiations.

You may not think it’s possible, but buying a home actually costs less than renting! Maybe not at the onset, since you need more money to close the loan, but overall, you spend less buying a home than renting.

Here’s why it may be cheaper:

Rents continually rise. If you bought and secured a 30-year fixed rate, your payment never changes, unless you refinance. You don’t have to worry about increasing housing costs and/or moving. According to Trulia, homeowners save 38% by buying a home versus renting.

🗝 Not Doing Research Before Putting Your Home on the Market!

Hardly any FSBO sellers check to see if there are any open permits, violations, or additional liens on the property. I’ve heard folks tell me that they were less than a week from closing when they found out that there was either an open permit, violation, or additional lien on the house. My recommendation is to have an attorney or a realtor ( Me!) closely examine your situation, and guide you in the right direction before putting your house on the market!

Let’s continue with another important tip of this series: Tip #5: Avoid Sleeper Costs

The difference between renting and homeownership is the sleeper costs. Most people just focus on their mortgage payment, but they also need to be aware of the other expenses such as property taxes, utilities, and homeowner-association dues. New homeowners also need to take into consideration occasional repairs and maintenance expenses.

Make sure you budget for sleeper costs so you’ll be covered and won’t risk losing your house. 🏡
