South Florida monthly market update!!

There are no major changes across the counties, and major changes aren’t really expected at the moment.

- Sales are slightly down year over year
- Houses are taking longer to sell - 3-4 weeks on average
- Prices are up 5-10% across all counties

It is our opinion that property values will continue trending up, at a slower pace than previous months, as sellers realize the days of bidding wars are over for the most part - driven by rising interest rates and insurance costs and availability.

Will there be any significant dip in the future? We don’t believe so. Florida market is unlike anywhere else in the United States due to sheer numbers of willing buyers, both domestic and international.

For those that know me personally, know that I’ve been a big fan of working out and have done it fairly regularly since about the age of 15, with minor breaks here and there. Now at 44, I care less about putting on mass and benching 315 pounds and care more about my overall health, and, of course, esthetics. No matter how you try to spin it, it’s virtually impossible to achieve any meaningful results (naturally) without aerobic exercise, so I started running recently.

Wow, did I hate it initially! Yes, it’s hard. Yes, you’ll hurt. Yes, you’ll sweat. But, that runners high is a real thing - even for us, beginners!

As few months have passed, I really started getting into it. I started slowly; half a mile, mile, adding more and more, doing a variety or running workouts and drills. The results will be different for every person, but I’ve noticed a significant increase in energy and stamina.

The picture of the workout is simply to inspire someone to go out for that first, second, tenth run because it really does get addicting, and you try to do better and faster than the last time.

The hardest part of my day is over. Stay thirsty my friends!

Facts:

- There are less homes on the market
- It takes on average a month to sell
- Most of the time, houses sell for slightly less than the original listed price
- Prices for single family homes have remained roughly the same year over year, while prices for townhomes/condos are up
