Please be advised that the water service at El-Ad Poinciana Place will be temporarily shut off on Friday, May 15th from 9:00 AM to 1:00 PM to allow for necessary repairs to be completed.

We recommend that you make any necessary preparations in advance and apologize for any inconvenience this may cause. Water service is expected to be fully restored shortly after the work is completed.

Dear Poinciana Place Residents,

Thank you for your continued attention to improving parking enforcement within the community. Several residents and owners have successfully registered their vehicles and guest vehicles with BoomTow https://app.boomtow.com/.

Following the Board’s discussion and vote at Monday night’s meeting, a decision has been made to proceed with immediate towing for unregistered vehicles. This determination comes in response to ongoing concerns regarding unregistered vehicles throughout the community.

To address concerns regarding new residents and vehicles, please note that all new owners and renters are provided access to the BoomTow system upon move-in and are required to register their vehicles accordingly. This process mirrors the prior requirement of registering vehicles through the property management office and ensures that all authorized vehicles are properly documented.

Effective immediately, the Board-approved parking enforcement policy is as follows:

Immediate towing will occur for:

Vehicles parked in fire lanes

Vehicles blocking garages

Illegally parked vehicles

Unregistered vehicles

A single 24-hour warning notice will be issued for all other parking violations prior to towing.

This message serves as a final notice to all owners and residents that parking rules will now be strictly enforced in accordance with this updated policy.

We appreciate your cooperation and understanding as we work to maintain a safe, organized, and compliant parking environment for everyone in the Poinciana Place community. Parking registration instructions are attached for your convenience.

Dear Residents,

As we move into the fall season, the Board of Directors and Management would like to share a few important reminders to help keep our community safe, clean, and enjoyable for everyone.

1. Dryer Vent Cleaning

Unit owners are responsible for cleaning and maintaining their unit’s dryer vents. Regular cleaning helps prevent fire hazards and ensures your appliance runs efficiently.
If you need assistance or recommendations for service providers, please contact Management.

2. Parking Lot Enforcement – BoomTow

The community is now using BoomTow to assist with parking lot enforcement.

All residents must register their vehicles through the BoomTow website: https://app.boomtow.com/auth/login.

Guest vehicles must be registered through BoomTow. Poinciana Place is no longer using [email protected] for registering guests.

Guests are allowed 14 days overnight max per month.

Please review the attached instructions and FAQs for step-by-step registration guidance.

3. Balcony Cleanliness

Please maintain the cleanliness and appearance of your balconies.

Do not hang rugs, clothes, curtains, or other items over the railings.
Kindly maintain any plants to ensure a neat and uniform appearance.
Your cooperation helps preserve the community’s curb appeal and safety.

4. Do Not Feed Stray Cats

It has come to our attention that food has been left for stray cats near the pool area. Please do not feed stray animals.
Doing so attracts unwanted wildlife, including iguanas, around the pool and BBQ areas.
If you notice a stray cat, please report it to the proper local animal control authorities for assistance.

5. Holiday Safety Reminder

As we welcome the holiday season and expect more visitors, please remember to:

Secure your vehicles and personal belongings.
Be mindful of guests and parking regulations.
6. Lease/Rental Renewals

Please remember to email your signed rental renewal agreement at lease 30-days prior to your lease expiration date to ensure a smooth transition. Please email it to:

Dear Residents,

Due to some residents having issues with the sign-up process, we have extended the sign-up date to September 30, 2025 for current residents to complete their vehicle registration in order to receive parking decals.

BoomTow will begin monitoring the parking lots starting October 1, 2025.

Please register your vehicle(s) with BoomTow by September 30, 2025. See attached BoomTow Notice and FAQ's for detailed instructions.

Attention EL AD Poinciana Residents

On January 15, 2025 the water supply backflow was replaced. On Monday January 20, 2025 additional work must be performed on the valve. Water will be turned off at 9:00 AM and service is projected to be returned by 3:00 PM, baring any complications.

If you are a non-resident owner please make your tenant aware of this work.

We do apologize for any inconvenience, but this work is required.
